If you have purchased a property “off plan”, and intend to let it out, the chances are that so have many others.

Or maybe you have had your property for a number of years and have often found yourself in competition to rent your unit out with others in the same development.

The obvious way to make your property stand out is via the photography. A picture is worth a thousand words and all that. A letting agent is usually good at capturing the space, and a wide angled zoom lens helps. Do submit your own photographs though as you might have a perspective, a view, something interesting that will help rent your property out over others.

Decorate. White washed, neutral, cheap furniture packages, roller blinds, inexpensive lighting- all work well for furnishing out a rental property. But if you need to stand out from the others, redecorate with a good colour scheme. Whites with greys, subtle accent tones.

There are a few rooms that start to date quickly, and the bathroom ticks this box. The initial developer has played it safe and bought en masse, resulting in most of the other units looking similar. Changing the tiles or adding a great mirror can make a huge difference.

Again, the developer has probably played safe with kitchen. Changing the door fronts, a new work surface or new splashback tiles are relatively inexpensive ways of making a kitchen look more appealing.

There have been massive leaps in lighting over the last few years, especially great new LED fixtures. A fabulous light fitting in the living room might just give the wow-factor needed.

Stylise. Add some furniture to an empty space to show the scale, say a sofa or a few pictures. It is often not the need for 2 rooms and a kitchen that encourages people to a property, but the perception of a good lifestyle experience too.

Great article Ally.  I usually have Elvis in my rental photos! A life size cardboard cut-out - it makes people stop and look at your ad. Then they make see the big canvas artwork - cheap on line -  and a funky (also cheap) bit of furniture from eBay. Recently bought a revolving red and white tub chair for £50. kool  🙂
