Zoopla reveals 2024’s property trends

A Disney-themed house in Wales has taken the crown as the most viewed property on Zoopla in 2024, while Scottish regions dominate the fastest-selling markets list.

Zoopla’s annual review of user trends and buyer behaviour also reveals that this year saw a dynamic market with strong buyer interest.

There was also a shift towards specific property features.

The property platform also reveals that the average time to sell a property dropped to 33 days, with Falkirk in Scotland boasting the fastest turnaround at just 15 days.

‘Freehold’ is the most searched term

Search trends on Zoopla also reflect a growing desire for specific features and ‘Freehold’ remains the most searched term on the platform.

Terms like ‘cottage’ and ‘double garage’ join the top five for the first time.

Other search terms rising in popularity include ‘In need of modernisation’ and ‘study’ highlighting interest in properties with renovation potential and dedicated workspaces.

Sales completions expected to rise

Looking ahead, Zoopla is predicting continued momentum in 2025, with sales completions expected to rise from 1.1 million in 2024 to 1.5 million.

House prices are also predicted to increase by 2.5% next year.

Home buying activity will be fuelled by affordability improvement and growth in incomes to encourage more home moves.

Kensington and Chelsea retains its title as the most expensive area to buy and rent a property in the UK.

‘Housing market is heading in a positive direction’

Propertymark president, Toby Leek, said: “It is clear that the housing market is heading in a positive direction with affordability and activity continuing to increase.

“With interest rates likely to continue to remain much lower in 2025 than they were throughout this year, that should lead to more buyers entering the market, especially in England and Northern Ireland, prior to the Stamp Duty changes becoming a reality in April.”

He added: “Heading into the new year, the UK Government looks to legislate the Planning and Infrastructure Bill and with widespread concern on being able to meet their ambitious target of building 1.5 million new homes before the end of this parliament.

“A plan needs to be set out to show how these aspirations become a reality as boosting supply of all types and tenures is crucial to meet demand.”
