Warning on Form 6A printed before 1 June to serve after 1 June 2021?

A few days before the 1st June 2021 in preparation for S21 notice, I rang the NRLA regarding Form 6A and the new 4 months’ notice. I downloaded the form as per their advice from the govt web site. Filled it in ready with all relevant paperwork and I served the notice very early in the morning of 1 June, and tenants acknowledged receipt soon after by text message.

BUT ALAS, I now discovered a new Form 6A was published on 1 June 2021! The crucial difference between them is on page 3, first line of 2nd paragraph. The new form says “four moths’ notice”, while the old form says “six months’ notice”.

So this situation have resulted in landlords/ agents who prepared their paperwork before 1 June and then served on the 1 June to have the wrong date – because the old form says 6 months’ notice, but I have filled in the date to leave of 4 months. No doubt our cases would be thrown out by the courts in due course.

However, it should not be a problem if you have filled in 6 months’ notice as the leaving date on the old form, or your Form 6A was printed on or after 1 June and you have filled in 4 months.

We are thinking of re-serving the notice, but we are ringing the NRLA tomorrow and see what they say.

And this is why this Govt is losing so many good Landlords, we constantly being tripped up with new stuff coming, so the Govt gets longer to try sort their mess out of no homes for anyone-That they've caused from doing exactly what u say.

Hi, I have rung the NRLA, they told me I have to re-serve it again to be valid, using the new form published on 1 June 2021 with the four months' notice.
I am sure there are a few notices served on 1st June, with forms downloaded from before 1st June.
Thank god I discovered the issue and just lost 15 days. Or else I’d be out of pocket, sneering tenants with rent arrears piling up like the dogs’ doo doo in the garden, and have to start all over again in a few months’ time in the autumn or winter.
By then, who knows what the govt is going to do. Back to 6 months' notice / a ban on eviction, due to Covid variants found in the mud volcanos of the Mariana Trench?
Anyway, just arrived home after re-serving the notice by hand.
