Does anyone have a template letter warning tenants? Our tenants are manly students and we don’t have many problems with them, but some of late have been disturbing neighbours and other tenants with late and usual drunk behaviour.bad

They had admitted to it and take responsibility for it by apologising in writing and pacifying the neighbours with boxes of chocolates, but given that this could be a pattern merging we want to document any written warnings properly that we give them.

Here is the one we use - I have removed the excerpt from the contract as this is obviously specific to us.

Hi everyone,

I am afraid we have had a complaint of unacceptable levels of noise coming on a regular basis about your household.

Your neighbour at number XXX has contacted the office to let us know some of the things that have been happening since you all moved into the house This behaviour she has described to us is completely unacceptable and will not be tolerated by XXXXXXX. Can I take this opportunity to remind you that you have chosen to live in a house that is in a residential area and no longer live on campus at the university. With this comes the responsibility to behave in a responsible and respectful way to your fellow housemates and your neighbours in the street.
The following extract is taken from your signed tenancy agreement under Tenant Behaviour

xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx

There is a £25.00 administration charge for subsequent complaints that we have to deal with and this charge will be noted on your deposit deductions sheet. It is at this stage that we will also be writing to each of your guarantors if the behaviour does not change. Please ensure that you go round to your neighbour’s house and apologise to them and let us know when this has been done.
