Tenants false cash rent payment claim?

Hello, I am currently going through the tenant eviction process and have received the court order for tenants to vacant the property. The tenants have now appealed against the eviction order falsely claiming all the rents are paid, up to date and there is nothing outstanding.

Essentially they are falsely claiming the they have paid the missing months in cash which is not true.

I am waiting to hear back from the court and it has been 4 months now and literally no response from the court on the tenants’ appeal.

Has anybody faced similar problem and what are the false documents tenants can submit to fake cash rent payments?

AST does not says anything method of payment but we have never accepted cash rent, its always bank transfer.

They have not submitted any proof as part of set side application , just false claims in witness statement

I have already applied for the case to be transfer to High Court and tenant has appplied for set aside making false claims

I never took any cash rent payments , its a complete lie from the tenant. I have few properties and rents are always in bank account.

Then where is the evidence that they paid this cash? Where’s their receipt to prove it? You don’t hand over cash without a receipt. They are playing games. Report them to the court as frauds. Hopefully it states in your tenancy agreement that all payments must be made by bank transfer. Mine does.
Since when did anyone pay their rent by cash? The 80s? Take legal advice. Many housing lawyers offer a free consultation. So do Landlord Action and the Landlord Group. I had a previous landlord who had tenants who played all sorts of tricks but this. Delaying tactics to stay longer rent free.

Presumably he must have used S8?
If so, then there would have been a time limit for making good any unpaid rent (which I think is two months).
Since he has a Court Order surely it's a bit late to now pay the arrears?
If it was S21, then no reason has to be given at the outset (unless Gove's new law has already been passed).
