Tenant wants hole in kitchen wall for a dryer

Tenant wants hole in kitchen wall for a dryerMy tenant wants to cut a small hole into the kitchen wall that backs into the garden to let her dryer exhaust pipe out.

I said no but she is saying its not good for the dryer steam to fill up the kitchen if she turns it on and had to go out. I suggested that she keeps her to keep the dryer in the garage but apparently that would be too stressful for her!  What would you suggest?

This tenant is really a pain as she calls me day and night.

Recently she sent me a text saying she has changed the flooring. She only moved in 2 months ago!

She complained the radiator had leaked into the laminate flooring as a result of an accident which broke the radiator pipe. The radiator was fixed but she didn’t tell me about the floor until after she had done it.

Is this a good sign or bad sign? What are the implications?

Kindly help with some thoughts

Only now that you mention it, because it was not meant to sound that way at all. It is a fact though that women in this country use washimng machines and tumble dryers, and peg out washing and get it back in more often than men do, but that is not the point.

My comment was based on years of experience and comments - just as is this observation for you - there is a far greater likelihood of a fire being caused by a combined washer/dryer than by two separate uniuts.

Sorry for any offence buit none of course was intended.

My only other tip/comment would be it is always far better in life to focus on the main event than periphery but as I say no offence intended and apologies if any has been given

I like front vented condensers but I'm not going there....

I put the vent holes in if the tenant has a back vent, then if they upgrade I put a cover on, I don't supply tumble dryers but I do fork out for holes to make sure it's done properly!

I love fussy tenants as they tend to stay and keep their homes immaculate. I have told my portfolio (9) that I'm here 24/7/365 as I am a 24/7/365 farmer too! It works for me and them and as yet I've never had a call after 8pm but I did get one on a Sunday morning once that saved me a mint! When the bath water was dripping throu their kitchen ceiling! Did I shift then!!!! Once the water was off, screw driver holes plunged liberally ... saved a plaster ceiling from bowing!!! Worth it with an insurance excess ...where a pipe connection had failed. The tenant was very impressed with my lightening response too!

You should talk sincerely to the tenants before anything else or signing contract of all your conditions would settle everything. They just can't do anything they like unless it has your approval.

Hi Tim,

I agree with Ian. Often times the "fuss pot" tenants are fussy because the have an owners mentality and want to do things right. The current garage location for the dryer doesn't seem like a burden to me, but as others have pointed out, having the dryer in the kitchen may be a perceived improvement by future renters as well. Good luck!
