Tenancy dates …..

I just wondered if anyone had any 6 month tenancies starting tomorrow the 29th August, and if so, what do you have as an end date? Tenancy dates .....

If the tenant extends for a further 6 month period what those dates would be?

I have decided to avoid this date to make my life easier … lol

Hi Mark, try to have any tenancy end at point you perceive to be a time of high demand to lessen the chances of a void period.

Hi Mark

In your example, my AST would state "The Term: 6 months from and including 29th August 2014". This would give an end date of 28th February 2015. My AST's also state "The Tenant must hand over to the Landlord all keys by 12.00 noon on the date the Term ends".

When I need to extend an existing Agreement, I use a Deed of Variation which refers to the original Agreement and defines "the New Term". In your case this would be 12 months from 29th August 2014.

but the 28th February is the last day of that month, 29th August still has 2 days to run in August... this is where im getting at....

If a 6 month fixed term tenancy starts on 29th August 2014, it will end on the 28th February 2015.

If you and the tenant enter into another tenancy after that, that new tenancy will start on the 1st March 2015.
Then, monthly periods will always run in line with calendar months (from 1st day of the month until last day of the month) making things easier.

If your AST mentions "Rent per CALENDER month" then the differences in length of month will not be relevant.

So if the tenancy starts on the 29th, 30th or 31st August it will end 28th february? seems odd.. and for clarity, i havent a tenancy starting it was just a scenario that almost happened..
