Students face an 88% rent premium to live near campus

Students are facing a double whammy of rising tuition fees and exorbitant rent costs, according to research.

Zero Deposit says that students are paying significant premiums to live near their universities, with some facing rents up to 88% higher than the wider area.

The average rent for homes near the top 100 UK universities is £1,509 per month – that’s a 12.4% premium compared to the wider area.

However, some universities have even higher premiums with St Andrews University in Fife, Scotland, topping the list with a huge 87.9% premium.

The average rent in the KY16 postcode is £1,509, compared to £804 in the wider Fife district.

Facing a more expensive university education

The firm’s chief executive, Sam Reynolds, said: “Students are facing a more expensive university education than ever before, with tuition fees going up, the cost of living through the roof, high interest rates and expensive rent.

“So, to see the stark reality of rent price premiums in major university towns is a real concern.”

The research also reveals that students at Durham University, Imperial College London and the University of South Wales are also facing big premiums.

The firm found that those students are paying 73.9%, 72.6% and 63.9% more, respectively, than the wider area.

Other universities with high premiums include Liverpool Hope University, Swansea University, UEA, Aberystwyth University, the University of Warwick and the University of Essex.

The research comes as university students in England see the first maintenance and tuition fees rise for nearly a decade from the start of the 2025/26 academic year.
