Should landlords get an EPC now or wait for new regulations?

Hello all, like everyone I dreaded telling my tenants that their “forever home” might not be forever due to the antics of Ed Miliband and co. I even had a comment to that effect read out by Nigel Farage on GB News last week.

Bravely I decided to get my EPC’s redone sooner rather than later. One went up a staggering 7 points. I had done nothing in the 5 years of owning the flat. The second went up 10 points making it a C. All I had done was replace a 20 year old boiler. The third stayed the same.

The advice I got from the EPC man was that their system is changing next March and that may bring a whole different set of results.

So folks the conclusion I draw is get an assessment now, if there is a “cheap” fix do it. If not get another EPC done under the new regs next April. What do others think?

The EPC is cheap in comparison to anything else one might contemplate.

My concern would be that if they are able to abolish S21 with immediate effect, would they then also be able to discard current EPC ratings to bring in a new set of regulations. Possibly giving current tenants a, for example, 6-12 month period to adhere.
I'm sure there would be tremendous kick back but it certainly would not surprise me. The globalists are trying their hardest to grab anything of worth.

Don`t bother, Milliband, The Destroyer of Common Sense, will not be in power when the EPC minimum level rises. Too few technicians to implement it, too few materials, too few landlords too afford it, too little interest by tenants.. it`s not going to happen.

Plan to decorate or improve tenants comfort another way.

Just sit tight - as I said for the previous EPC nonesense - it will never happen

It will cause a massive sell off and massive homelessness - if that isn't already happening with LLs selling up

Selling PRS properties won’t cause homelessness. It’ll just make the poorer people in our society homeless. The better off will be forced to buy a home of their own. Those that can only afford to buy will be homeless.

Thinking I was helping the tenants to cheaper bills - who had lived there 19 years. The disruption was enough for them to move. I lost excellent tenants, spent a fortune, and never did recoup the costs as I ended up so pee off sold it! I’ve never done it since. And never will ‘cos I am out of all this uncertainty. Will sell. If CGT goes up I’ll sit on them empty. That should increase their value to cover the costs of CTAX and my remaining one will pay for the voids costs. Meanwhile the LA can provide temporary housing at nearly 4 times the rent I was charging. Who’s winning here? Not the tenants. Not the LA . Not landlords. Everyone makes a loss. No income. No tax. No money for benefits. Nothing for NHS. Not my problem. Stress free and investment elsewhere with no tenants.

My EPC assessor is adamant it’ll never come in. However, where I have made improvements to make it a C, I’ve had new EPCs done. If (big if) the regs do change, it buys me a few more years to get the work done.

Meanwhile, I’ll not do any simple EPC work (like increasing loft insulation) unless it means a C rating. Otherwise I’ll just have to spend more if a cap is introduced.

If there’s no cap I’ll have no choice but sell. And everyone loses. Crazy.
