Severance fees with Haart, Norwich

We are new to this forum but were recommended by a work colleague following our difficulties with Haart’s full management service. Severence fees with Haart, Norwich

Not to go into the whole long and laborious story but we have been using the full management service for the past year and are now coming to the end of the contract. The tenants are wanting to stay in the property, however Haart are increasingly proving ineffective and pretty much useless, so we want to continue the rental with ourselves managing the property.

We have been told we have to pay severance fees, despite our understanding that we are not severing a contract as it is due to expire anyway. In negotiation talks, we were initially quoted a severance fee of 7% of the rent for a period of a year that would be deducted from the last month’s rent.

My husband and I were speechless at this and are trying to negotiate but not getting much communication back from them.

Has anyone had similar experiences or have any advice?

We have made a formal complaint and have simply now told them we will be speaking to the tenants, issuing our own contract and advising them to pay us directly when the contract ends.

i would recommend you go for self-management. do research/training. learn from lessons. you will never use agents again and wonder why you did in the first place. although you will have to up your game as signing a contract without reading the small print is not a good omen.

It would seem HAART have a standard of poor practice across the country, in my role i have dealt with a number of tenant, who in my humble opinion have been fleeced by HAART.
These tenants have been upfront about their financial situation and provided guarantors, HAART have taken the £500 holding fee, then 2mins later failed them at credit check.

I have fought and won back every tenants £500 and expect HAART H/O are fed up of seeing my name on the bottom of letters.

We were naturally disappointed to read the comment as we cherish our reputation and work very hard to give great customer service. We have been in discussions with the landlord and come to an amicable arrangement going forward.

Any issues that we encounter with the management of a property are always reviewed to see where we may be able to improve our service. Our Norwich office is particularly busy and successful with many satisfied customers who write in each month to congratulate us.

We have indeed reached an agreement on a negotiated rent collection only service as the main issues of late have been with regards the efficiency of the full management service. My preference would have been to leave Haart behind completely however the severance fees were still too extortionate and I still felt I was paying unfairly and to absolutely no end.

Just to make it clear also, the Norwich branch of Haart have always provided an excellent service for us. They have found us brilliant tenants without fail. The issues we had were with regards the management service which is not a local service to Norwich. I am told they are making changes which I sincerely hope is the case for other landlords and tenants out there.
