Does anyone know whether the deadline of 23 November is just for registering or do you have to applied for the licence as well by then.deadline

Not clear from their website and cannot get through by email or phone.

I'm not sure, Neil.
But just to demystify the process a bit for you in case you don't know, this is what I did:

I am a member of the Guild of Residential Landlords - which has been a very good thing over the years and I have recouped the membership fee often because of very good advice from 'Adrian' who runs it. I applied through the Guild to do the training - paid a small fee - can't remember how much - could have been £15 and then I did the training on-line. So, say it was 4pm when I started reading all of the information that we landlords are supposed to know, it was 9pm when I finished! So, lots of cups of tea and maybe a meal in the middle of it.

I then clicked onto the 'exam' page and it took me 10 minutes to answer 20 questions, all of which I got right as I was so well prepared. If you are confident that you know a lot of what you need to know, you could vaguely skim the info, get on with other things and go back to your laptop occasionally to click on to the next page! Apparently it's on a timer. You have to get 70% right, I think. But I think if you fail, you just pay £10 and re-sit it. If you fail again, I think the fees go up and there might be a limited number of times you can do it. The licence must then also be applied for and I think the fee for that is £144 (from memory).

I believe there are also other on-line courses you could use for the training, which may turn out cheaper as they would not entail joining the Guild. It depends what you prefer. All the best with it!
