Rent guarantee for longer than 6 months?

Hello everyone, Since being Landlord I have used Homelet for both property insurance, legal protection and rent guarantee. Thus far, the good news is I have not had to make any claims.

However, these policies are now coming up for renewal and since covid Homlet has said that they only offer policies for a maximum of 6 months rent guarantee.

I would be interested in other Landlord’s experience with other insurance companies when making any claims and if I can and should be looking for a longer-term policy?

Many thanks

Susie

Alan Boswell covers rent of up to £2500pm for a max of 15months. Once vacant possession is gained they pay 75% of the monthly rent for a max of 3 months or until the property is re-let; whichever occurs first. Full landlord legal expenses / eviction costs covered up to £100K per claim. Costs £215pa or only £160pa if you have/take out buildings insurance through them. https://www.alanboswell.com/landlord-insurance/rent-guarantee/

I dropped Homelet when I made a claim in the 10th month and they would only cover until the end of the year. thus making it wasting value as the policy year progressed.

Whoever you go with will need to be the same as do the referencing (mid-tenancy not sure how that works). I have used Goodlord and Rent4sure with no issues but I have not had to make a claim
