Rent a property for one year only?

Hello everyone,could I please have some help from the Property118 forum? I would like to know the best way to rent a flat for one year only as my wife and I are planning to sell our home and we will want to move into it next year.  We are trying to avoid any problems! Does anyone know what the best options would be?

Any advice would be gratefully received,

Given the potential problems of getting occupancy of your flat I'd seriously question whether a year's rent is worth the risk.

One of the the requirements to be able to rent a property is having a EICR inspection.
If it fails the cost of remedial works could make it financially not worth it.

You will also need to check if there is a local authority licensing scheme in that area.

If there’s is a mortgage in place you would then need to seek their permission.

We own the property outright.
We just need to rent it for one year only.
Previous tenant recently moved out.
All certification in place.

If your property is suitable rent to a company.
This will be a contract, and therefore has a finite end, and will not be an Assured Shorthold Tenancy.
Benefits include possession is the date specified and no need to serve s21 and follow an AST possession route.

If renting under an AST you will only be able to serve a s21 for possession and limited to rent arrears under s8 should the Renters Reform bill be passed as s8 ground 1 will only be able to be used IF you have lived in the rental property as your main residence at some time prior to renting it out.

You need a very good agent and an understanding of what could go wrong. There is no guarantee you can recover the house on any particular date so bear this in mind.

As you've already rented the property surely you have some idea around how this could work either from your own experience of a landlord or agent's advice if it's been managed for you. Owning the property outright doesn't mean you you'll find the perfect tenant who does as you command and move out when you say.

Student let? If there's a university nearby. Otherwise you run the risk of them wanting to stay longer

Reply to the comment left by Judith Wordsworth at 14/08/2023 - 10:46Hmmm, I'm intrigued as to how this works. Surely there would still be a tenant regardless of whether it was 'the companies' tenant...and they (for whatever reason) could refuse to move out?
