Recently bought property with EPC rating D?

Hello, Last year I bought a property with an EPC rating of D. This is the only property I have. Now all the news about upgrading a property to a minimum of EPC rating of C is making me think what action should I take to do this?

When I look at our EPC certificate, it mentions the recommended actions to improve rating to B but not C.

The actions appearing are:
1) Floor insulation
2) Solar water heating
3) Solar photovoltaic panels

The certificate says that carrying out the above changes will improve the rating from D to B.

Do any readers from Property118 have any suggestions on what I should do to achieve an EPC rating of C?

Contact the assessor named on the certificate and ask him to undertake some what-if's for you. You'll no doubt be charged, but your requirements will be specific to that property

I'm in the same boat. 2 lovely detached bungalows in D and to get to C needs either floor insulation which means destroying a kitchen bathroom tiles electrics carpets just to fit. Or solar panels put on a 40 yr old roof shaded by neighbours houses and the return on investment in energy wouldn't cover the interest.
We'd be better to offset the cost by putting our cash in windfarm investment rather than waste our money on pointless box ticking inefficient improvements.
My action will be SELL when forced.

The EPC should detai how much each improvement does with a number. Do enough to achieve bottom c. Get a new EPC and you are sorted for the next 10 years Depending on floor type insulating it can be difficult with a tenant on situ

It might be worth someone else re assessing the current EPC rating. We had someone do that and the rating changed because he (apparently) took account of the specific make and model of the boiler, paid attention to the level of double glazing etc. Ratings moved from D to C and therefore saved us expense and hassle

As the UK continues its descent to Third world status where bribery is considered quite acceptable just find an assessor amenable to such an arrangement.

Hi Adbus - you do not state date of current EPC but do not just rely on the recommendations on the Certificate as often there are other more economical changes which can implemented to increase the Rating. Strongly recommend either contacting the original Domestic Energy Assessor or engage a new one to model options. Also check EPC on neighbouring properties to assess if current EPC is consistent, as the competence of some assessors is less than desired.

Remember Band D is the average Rating across the UK so lots of other owners with similar rated properties. And that software behind RdSAP due to be revised later this year so ratings prior and after may be different.

And what’s the likelihood that what is now a C will become a D or E? Or am I just being cynical
