Propertymark responds to new Renters’ Rights Bill guidance

Propertymark has expressed its views on the newly proposed Renters’ Rights Bill, emphasising the need for a fair and balanced approach to implementing the significant changes it will bring to the private rented sector (PRS).

The organisation highlights concern about the potential impact of abolishing Section 21 ‘no-fault’ evictions on the court system, urging for measures to mitigate any additional burden.

It also called for a fair taxation structure for landlords to encourage ongoing investment in the rental market.

Propertymark also stresses the importance of maintaining strong provisions for fixed-term tenancies to ensure security for both tenants and landlords, especially considering the potential shift towards short-term lettings.

Law for the rental sector

Nathan Emerson, the chief executive of Propertymark, said: “The Renters’ Rights Bill represents one of the biggest evolutions of law for the rental sector in many decades and it is essential lettings agents are powered with robust information to help them navigate forthcoming changes.

“It is crucial there is strong stakeholder engagement from within the industry to ensure all new proposals are practical, objective and fit for purpose.”

He adds: “It remains vital there is healthy engagement with the UK government to help strike a fair and workable balance between tenants, agents and landlords.”

The potential removal of Section 21 evictions could really complicate things for landlords and burden the court system. It's essential we find a balance that protects both tenants and landlords while encouraging investment in the rental market. I also believe strong fixed-term tenancies are key for stability.
