Proving every property has its own unique flavour, Arcvelop Investor Group (AIG) scooped the Property Deal of the Year at the 2023 Property Investors Awards.
The conversion of a former rock sweet factory in Ramsgate saw the Arcvelop team transform the vacant 1800s factory into eight stunning modern apartments.
Founded in 2020, Arcvelop Investor Group is a small team led by a mixture of investors and Architects Marc Turnier, Mike Clay, Andy Graham and Paula Corell, their ambition is to push the boundaries of property design.
Each property showcases Arcvelop’s unique ability to harmonise the old with the new.
The conversion of a former factory saw the team retain the building’s original character, whilst adding modern amenities.
Mr Turnier explains the attraction of converting properties in Ramsgate and the conversion of the rock sweet factory.
He said: “The beautiful coastline and harbour makes it a place people want to live and come back to. As it’s a special town with lots of heritage, it makes it even more rewarding to breathe new life into properties that have sat empty or in disrepair for decades.
“Arcvelop brings together high-quality architectural design with commercially viable development.
“With our in-house team of designers, we’re extremely passionate about providing design-led sympathetic restorations to help provide positive impacts to the local community.”
Mr Turnier adds the new conversion has helped create a positive impact in the community.
He says: “We won Property Deal of the Year for our conversion of a former rock sweet factory, which exemplifies the types of architectural developments we strive to achieve.
“The scheme has brought well-designed new housing to the local area by reusing a vacant industrial building, retaining its character and providing a positive impact to the local area.”
The team had another project in Ramsgate shortlisted at the Property Investor Awards – the Faversham Villas scheme.
Arcvelop combined modern amenities with the property’s Victorian, Regency-style historical features, while using the latest design technologies and sustainable and energy-efficient materials and systems.
The development created five flats of mixed two- and three-bedroom units, along with a unique detached dwelling from a former nursery and disused garage.
The team’s inspiring approach to design with the Faversham Villas project featured a seamless blend of traditional and modern where, in places, full height, steel-framed Crittal windows meet time-honoured architectural features in a unique fusion.
For the future, the Arcvelop team have another project in the pipeline; the part grade II listed Albion Place in Kent.
Converting this building back into residential accommodation, the team hopes to create 24 new flats in the existing building and 15 flats on adjacent land that was formerly occupied pre-World War II. Many of these flats will benefit from far-reaching sea and harbour views.
Andy Graham, a director of AIG, says the team does not plan to slow down and will continue to push the boundaries of property innovation.
Mr Graham said: “As a firm committed to the sympathetic restoration of aged buildings, it highlights our unique approach to property investment, which extends far beyond just the numbers. We will continue preserving architectural heritage and breathe new life into the property market.
“Given the often challenging and time-consuming nature of property dealings, the awards validate our pursuit of excellence and our innovative blend of restoration with modern living requirements.”
He adds: “This will only further fuel our aspiration for continuous betterment, reinforcing our niche strategy.”
