Scott Baker Properties was founded in 2017 by Niall Scott and Matt Baker, who, as working professionals spotted a need in the community for quality shared accommodation for like-minded people.

In recognition for being community driven and achieving first-class results with their development in Portsmouth, they were honoured with the 2022 Co-Living Deal of the Year award by the Property Investors Awards.

Matt first began investing in HMOs in 2016, before joining Niall in a joint venture on their first BTL that same year, when they first identified the lack of high quality, well-designed, well-managed co-living HMOs.

Matching housemates with similar interests and requirements in smaller-scale properties would be the formula for success concerning shared accommodation tenants, where like-minded housemates could create a feeling of community whilst retaining privacy.

Tenants who bond in a comfortable environment are more likely to respect the property and fellow housemates, and reliably pay the rent. Happy Housemates = Happy Landlords: That’s Scott Baker Properties’ formula for success.

In just four years, Matt and Niall had built up a successful portfolio of 96 rental units worth nearly £5 million.

Part of that is due to their commitment to sustainable building, designing and creating built-in spaces, instead of using standard landlord furniture which invariably ends up clogging landfills.

They also facilitate social events which encourage housemates to bond and build communities in their co-living properties, and provide amenities designed to both support housemates in achieving a better work-from-home/life balance and connect with each other.

Housemates can choose between comfortably working from their own private room and designated work stations in the property as well as socialising in communal areas. Even a cosy TV snug permits residents entertainment space while still feeling part of the community in the main space.

Another benefit tenants appreciate is the ‘Help Me Fix’ maintenance service in every property where tenants can remedy maintenance issues 24/7. Ensuring maintenance is dealt with promptly and conveniently, without the need to have an engineer be in attendance is a real bonus for the tenants.

Such perks and design features are what set the co-living residences of Scott Baker Properties head and shoulders above the rest, and are why they well deserved the Property Investor 2022 Co-Living Deal of the Year award.
