The consultation closes this Friday so any landlord who have not responded to the survey should do so and also email the councillor responsible (as I for one do not trust that the survey outcome will actually be made public).

The city council have said they had 4500 complaints regarding the 43,000 PRS properties in the city over a 4 year period and this is the justification for imposing this £600 per property fee on all of them which equates to £25 million extra income to the council.

They have not broken down the 4500 complaints so we do not know if they are minor or serious health and safety issues, but I can guess! They have also failed to mention that their own 27,000 council houses (Nottingham City Homes) had 9612 complaints for the same 4 year period. I make that 3-4 times more complaints on a pro rata basis than for PRS properties in the city.

It is also very clear from their website and emails from officers that they are heavily bias towards encouraging complaints against PRS landlords but have no page or system on their website to complain against social landlords

Do they really need 76 more officers to run a duplicating licensing scheme?

At minimum there should be a penalty against councils who don't achieve any improvements/prosecutions etc. If all that's happened is they've collected the money in, it clearly hasn't worked as a scheme.

Indeed it is a money making scheme, it does nothing against minority of bad landlords, because they issue these licences to everyone who must apply for, and they issue these without first taking a look if the properties are suitably rented and meet minimum standards, so clearly this indicates that licensing scheme is a farce, they also use an excuse that it gets rid of anti-social behaviour, ask them how does it achieve this? Landlords don't have the power to curb or take action against tenant's behaviour, as long as tenants are paying their rent on time, looking after our properties, we can't dictate to them how they should behave in a society, how would you evict an anti-social behaving house owner? so it is simply a farce scheme to generate money so they can award themselves big fat salaries at the expense of landlords, and bully and threaten landlords who defy them, using the powers given to them, our government and councillors are all into this, with that new £30,000 unrealistic fines coming up without court hearing, we need to fight back, take on to streets and protest, vote these bullies out, abusers, day light robbers, one money making scheme after another has become their passion, they are abusing and misusing the powers given to them, its the Government's fault. Repeal these anti-landlord money sucking laws, and bring in some sanity.

I'm not sure that "taking to the streets and protesting" will be a good idea. You'll certainly have a counter protest by the far left, involving organisations such as Unite, Socialist Worker, Antifa etc. Most covering their faces, throwing bottles and stones, letting off smoke bombs and calling us landlords "greedy scum", "fascists" and "Nazis". All bussed in, supported and financed by Government to deny any legitimate voice to the people. That's so called democracy in the UK these days.

I think it's difficult to come up with any kind of response that will be effective. I highlighted the dangers of a protest, to emphasis safety issues for those taking part, especially as the local councils causing us problems with their hairbrain schemes, are likely to be unkind to this course of action. I don't think they will respond well to a protest outside their offices. Also you will be very lucky to have more half a dozen landlords get off their backsides and stand around with placards etc.

The problem we have is that there is no section of society likely to be sympathetic to our cause. Local councils, tenants and the public in general aren't going to have any kind of empathy towards us. In fact many will see it is a very good thing that local authorities are milking landlords as the money will be seen to contribute to "social care" and this is currently big news with council tax demands set to increase dramatically this year.

Perhaps the only effective response is to lobby your local MP. Perhaps ask the various landlords associations to take the matter up at senior Government level. Perhaps lobby the Housing Minister ?

Maybe ask the BBC to produce a half hour programme about how this is affecting landlords and the unfairness of it all. How landlords are constantly being put under attack from all angles.............only joking......1st April today.

So let us punish the greedy councils, legally, we have the power, if we use our loaf, rent your homes to all those on Housing benefit, this way it will cost the council tons of money to fund housing benefit payments., not only they will not get any council tax from the benefit tenants, they will also have to award them rent, and other living expenses. So don't rent to professional working families. Let us hold the bull by its horn.

i have just sold my property in Peterborough because of licensing as it was clear that they just want o have you by the short and curlies but are happy enough to carry on neglecting their own properties.... licensing is a bloody disgrace and they should use the powers that they already have to sort out the rogue landlords.

The thing is that rogue landlords are needed (as stupid as it might sound). I have been at an NLA meeting and the scheme is going to be introduced in parts of Woking, because number of rogue LLs and anti-social behaviour there. Without those two there is no background to introduce licensing (apparently). Of course nothing will be done to get rid of both factors, but the scheme will bring a handsome income to Woking BC coffers.

Mind you, on the one hand I opposed this scheme vehemently, but at the same time it gives landlords power to tick off badly behaving tenants, so if they don't behave properly, or keep the place tidy, you can tick them off, whereas before you couldn't tell them much, or you would be accused of harassing them, so now I walk to my property a small HMO, and keep a tab on everyone, one tenant I am serving a notice and had to take this action as he was getting very stroppy with me, is now begging me to excuse him, he will follow my rules, and they were not my rules but rules laid by Local council under Management order,
dealing with rowdy tenants and puts them in a line when you show them that you are only doing your duty as required by license conditions, such as they bring in rubbish and start stockpiling wood thrown by builders for burning in barbeques, I am personally against this as burning wood cause thick smelly and dense smoke, so I use anti-pollution law and smoke free zone as an excuse to order my tenants to remove and dispose off all wood they had piled high in my garden shed, I told them that i was not against them having a nice BBQ, but they must only use low smoke charcoal, so now I have the power! The license gives me the authority to monitor anti-social behaving tenants, so I could literally go there any time and record details, I now use voice recorder as a must and I am thinking of getting helmet camera as well to deal with difficult tenants.
