The story about Nottingham’s council social houses being a ‘house of horrors’, shows yet again Nottingham City Council’s failure with poor quality housing.

One of the residents, Janette, who has lived on Wyton Close for around 20 years, is resigned to not getting any repairs done. After recently dealing with a dripping tap issue, she bought the parts and fixed the problem herself. “My days of ringing the council ended about 10 years ago,” Janette said.

Yet, the same council, which bought in selective licensing in August 2018 said landlords must have their phones on 24 hours a day – The hypocrisy of it.

If it’s not the council, it’s the government, Universal Credit, Section 24, pet deposits, proposed rent caps, never get your house back. You are not allowed to get old, must spend £30,000 on your house to get EPC C while the tenant pays no rent.

Get fined £30,000 for tenant taking the battery out of smoke alarm. The list goes on.

Monitor your selective licensing emails please landlords. Every single one of them comes with a threat of some sort. The council takes 2 years to look at your documents, yet sends you an email saying if you don’t comply with the latest request, they’ll not grant you a licence and give you an unlimited fine and 2 years rent repayment order. Nothing positive comes from them at all!

I’m selling all my houses as we speak, I think selective licensing gives you a 3-month abstention. They are now starting to bill me the remainder of the £890 license fee which I clearly don’t want to pay for a 5-year licence when I’m selling the houses and won’t be required to have a licence.

And if you didn’t know, you bizarrely have to pay for years even if you sell the house after one year, then NEW LANDLORD HAS TO PAY AGAIN. Uh? Why is that then? Was the house licenced or not?

If the licence was on the landlord, why has he got to have multiple licences then for each house? Licensing still has not answered me that after 7 years.

We all know 3 months isn’t enough to complete a house sale – Let’s see how they work with me on this to keep tenants safe in their homes.

So much so, that I’m out of it. Putting almost all my houses up for sale as we speak. Going to do my best to sell with tenants into hopefully good landlords. But I’ve had enough, I thought my tenants would have a home for life with me, but not anymore. Government, councils and new retrospective rules and regulations (which only hurt tenants that are being looked after), are the biggest cause of homelessness in England.

That's it Monty, Govt think these BTR schemes are the answer. How on earth are LHA tenants gonna' afford em.

At no point since 2018 (Selective Licensing start Nottingham) has any Council or Govt person come ask my tenants what they want.
Miliband soon as he announced EPC C again a few months ago, he instantly made thousands homeless.

Be nice when sold some to watch some TV on a Sat afternoon instead of going in office cause behind with new Council & Govt rules.
Got 30+ emails in me inbox from Selective Licensing want £600ish each when I told em I'm selling em. No human intervention.

Be nice to hear your tips on selling. My first 15 or so tenants have took it well. Had 61 year old woman who's lived there 22 years ringing me crying saying I can't sell, can't I wait till she passes away. She don't want any other Landlord. Told her I'm losing 4k pa on her than if I sold the house. But I said that is not the reason, u could give me 3k pm, it is not u. I cannot cope any more with what changes the Govt & Council keep bringing & may bring next.

Where are your houses Peter?

I've got some worth 200k that may only fetch 160k with tenant in, I'm gonna' have to tell tenants I don't mind losing 10 to 20k keeping u in, but I'm not losing 40k. I don't know what to do, don't want to give them Section 21.

Daft in't it though how little thick me from Bulwell not been college can solve 50% of the UK's homeless in 2 seconds & save Govt money.
UC for example, why take away something that worked when Landlord could talk to Housing Benefit & tenant was saved from homeless....

Nottm Council already got the big problem. I talk to the homeless side regularly-They are major struggling. I not be retiring. There is still 10 to 20 houses I'm gonna' be able to sell-One example mates 73 year old Mum moved in 2 years ago-Cannot sell on people like that.

Yes Mick, know the dilemma - I had 18 but sold 12 of them when the tenants left. I still have 6 properties with long term tenants (one 20+ years) I would be happier to sell them but I have told the tenants as long as they don't get into arrears they can stay as long as they like.

Derby doesn't have a licensing scheme where I am and I don't have any HMOs. All of my properties are mortgage free and I have an additional income stream so I don't rely on property rents.

Would be nice to sell though

Do you know what happened to the 12 tenants? It would be interesting to know, not only their fate, but the fate of all such displaced tenants.

That's an easy one., I didn't turf them out, I waited till they left naturally A couple went to live with their family. At least another 6 moved away for work and 2 of them bought a property, and 2 got divorced

Those who moved away for work would presumably need new rented accommodation? Good luck to them in finding something.
