No right to public funds?

Hello, I have been approached by a wife and husband couple who are both skilled workers from abroad (care/nursing), they have been granted leave to enter (restricted work) but who have National Insurance numbers but no recourse to public funds, looking to rent my property. The visa expires Dec 2024.

It looks like they have been with the same landlord up to this point from when they entered. I’m nervous about the whole ‘no recourse to public funds’ bit as UC is not a backup option, but then again there is the incentive to work! No UK home-owning guarantor either.
Difficult to reference in reality.

Anyone been in a similar position and what did you do?

We work with a local hospital and take lots of overseas nurses who have no recourse to public funds. They are our best tenants. Out of 340 units, they occupy about 100 of them and none of them have every been in arrears or missed a rent payment.

Obviously each individual is different, but we have had plenty of UK citizens who can and do get UC and still don't pay their rent.

Id get a reference from their current landlord and go from there.

Same with me never had a problem with these sort of tenants. Be careful with obtaining a landlord’s reference in addition ask to see 12 months bank statements with rent being paid on time.

I was one of these for my first year here. I'm still here 25 years later and now a landlord myself. The fact that there is no recourse to public funds would not put me off at all.

thanks for your feedback. Bit nervous about the real referencing nit being able to be done...ok the current LL reference, but that has to be take with a pinch of salt surely to some degree? I am concerned this couple only have leave to enter and work until Dec 2024 and then what?

Is it therefore reasonable to ask them to show all their rent payments made to the LL since they got here a year and half ago to show they were made in full and on time?
It seems like they have 2 daughters (aged 18 and 20) that will also be living with them.

Best to add them to the tenant or permitted occupiers only? Not sure of their visa/work status as yet.

I have just taken on a tenant in exactly the same circumstances. I have a guarantor though. They did provide bank statements showing proof of income. I have been told their leave to stay is renewable.
