Mortgage Express transfer to Rosinca Mortgages – anyone else?

My wife and I have just had a letter from Mortgage Express to say that our 11 Buy to Let loans are being transferred this month to Rosinca Mortgages a trading name of Topaz Finance ltd.

Our loans are on the beloved tracker rate. The letter states that the existing terms and conditions will not change.

Our LTV is sitting just below 60%, perhaps this is the level they can get to offload the loans ?

Anyone else had this letter yet?

Important information about the sale and transfer of a portfolio of mortgage accounts to Rosinca Mortgages

If one or more of your mortgages was included in the transfer to Rosinca Mortgages (Rosinca), we will write to you in February 2018 explaining this. If we do not write to you, then your account(s) are not included in the transfer.

Mark. I had a fixed rate which expired in 2009 and i then reverted to the variable rate which fortunately for me was very favorable at 2.25%. I am not on a tracker just 1.75% above base. ME have told me today that if Rosinca's variable rate is higher than ME's then i will pay more. They were very clear on that.
I am not an expert on this and suggest that anyone who is concerned call ME to clarify the terms. They won't tell you what the new rate is but they will confirm what i have said.

If you are on a variable rate then the lender can change the rate as and when they decide

In the context of the MX loans we are discussing here, that is nonsense.

Reply to the comment left by David Wilson at 12/02/2018 - 18:19If it is set at 1.75% above base, then that IS a tracker, and this is different to a Standard Variable Rate, which would not be set at X% above bank base rate, if it were truly a "variable rate" then it could be anything the mortgage company wants it to be regardless of what the bank base rate is. However, from Mark's comments it sounds like MX mortgages are all set as a tracker, and it sounds like your mortgage is also now a tracker rate mortgage (now that the fixed term rate has finished).

Hi David

I am an expert on this matter, in fact, I am the UK’s Leading expert on this subject. I am responsible for the law and my brokerage also arranged more MX BTL mortgages than most if not all others.

Rest assured, if you have an MX BTL mortgage then your mortgage is a tracker and can only be varied in line with the BoE base rate.

Mark. No need for the clueless comment. I am merely giving my opinion which ME have confirmed so they should be added to the clueless list too. I also do not speak with authority - as i said i would be happy to be wrong. I have 4 mortgages involved here all on 2.25% which suits me nicely. So i guess i would prefer to be called clueless by you and be wrong than be ripped off by ME and Rosinca.

Hi David

I apologise, my use of the word clueless was rather harsh. It’s been a long day and you didn’t deserve that.

You will nevertheless be very pleased to know that your new mortgage lender cannot change your mortgage rate on a whim and that the advice you received from MX is definitely wrong.

I am not pleased i am delighted!
I smelt a rat with this changeover and then after my call with ME I felt even worse. I trust your credibility here.
I was thinking after the base rate rise and the tax changes with regards to mortgage interest claim back and the banning of letting fees that one more thing and I would go pop!
Coming on this site today has given me the chance to sleep easier tonight!
