Our Own Property118 member Mick Roberts appears on BBC Radio Nottingham’s Mark Dennison Show. Mick tells it how it is in his own inimitable style and how Selective Licensing is going to directly affect his Benefits Tenants.

Mark Dennison starts talking about Licensing @ 1hr 12min and 30 seconds.
He then refers to Mick at 1hr 18mins 0 secs.

Mick said: “I start talking at 1hr 22mins, and finish at 1hr 32. I didn’t realise I talked for 10 mins ha ha. I thought it was only 1 min. I needed another hour.

“Please forward this to all tenants and Landlords who are unaware of the new Selective Licensing scheme coming into effect on the 1st of August. We need to get the message out.”

This is going to cost Mick £100,000!

You are supposed to list all your properties in their area, they say they check a sample which transpires to mean they complete a 'healthy homes' check on *one* of your properties.

I have asked the question. How they gonna know what houses & what Landlords out there?
They scaring us by saying 30k fine for not being licensed.

Accreditation need to check 10% of the portfolio. And I think Licensing then inspect another 10%.

I've said the same initially it was accreditation per Landlord, but no, it's per house.
Yet u can't be accredited if u live abroad, so who is then?

The case was specifically about installation of carbon monoxide detectors and carrying out electrical safety checks (neither of which are mandatory), but were requirements of the licence.

The unanimous CoA decision was "...any selective licensing condition that requires the *provision of new facilities* or that *requires works*, which go *beyond normal non-structural repairs*, were imposed by a local authority in their discretion is unlawful."

I'd say a great number of NCC's conditions could be thwarted on the back of this ruling. Forward them the Judgment and ask for comments.

Where do you get 10% check for accreditation from Mick?
This is what I got from them;

Step 3 Contact us to arrange a suitable time for us to complete a healthy homes check on one of your properties.

You are right about the licensing check though;

It is anticipated that 10% of accredited properties will be inspected and 50% of non accredited properties will be inspected.

How on earth are they going to check over 10,000 properties?

Electric safety checks are/were part of their conditions.
Along with other made-up conditions;

Maintaining the exterior of the property in reasonable decorative order.
Exterior walls, fences free of graffiti.
Gardens kept clean and tidy.
Stipulations about locks.
Bin provision.
6 monthly inspections.
Emergency landlord hotline.
Demands for tenant references.
ASB conditions.
Landlord training.
Amongst others.

So now Nottingham Council can't impose most of their conditions, do they still have a case for licensing at all? And if they do, will they be charging a lot less for it as there will be a lot less to check?

(I was only going to bung my rents up by £30 pcm to cover the license fee, but after reading through that crap and the pointless bureaucracy needed, it will be another £40 pcm per property.)

Dash told me they inspect 10%. And my Landlord colleagues so far have been asked by DASH the same, those that have had bookings by DASH-Which dates have also been put back 'cause of delays.
Please Monty, put your concerns to them too. Selective.Licensing@nottinghamcity.gov.uk Not they answer this email all the time.

Yes they are saying not much to do, not a big charge.
I'm speaking to Letting Agents this morning, showing them ALL the conditions, they all saying anyone with more than a few houses cannot physically do all them conditions without a letting agent.
