Our Own Property118 member Mick Roberts appears on BBC Radio Nottingham’s Mark Dennison Show. Mick tells it how it is in his own inimitable style and how Selective Licensing is going to directly affect his Benefits Tenants.

Mick said: “I start talking at 1hr 22mins, and finish at 1hr 32. I didn’t realise I talked for 10 mins ha ha. I thought it was only 1 min. I needed another hour.

“Please forward this to all tenants and Landlords who are unaware of the new Selective Licensing scheme coming into effect on the 1st of August. We need to get the message out.”

This is going to cost Mick £100,000!

Haha! Smashing Mick.
I'm putting my rent up in Nottingham on the 1st August by £30 purely because of this "selective" licensing (how can blanket licensing an entire city be called selective"?).
If the tenants wants to move on, I'll sell up.

Clearly the Nottingham Council believe their whole City has an anti-social behaviour problem. Sorry, but I just cannot believe that. A funny accent maybe but I wouldn’t say that’s anti-social or so offensive as to give the Council the right to effectively devalue the whole city!

It's shocking.

I’m not saying this Licensing won’t work. It will be the massive cost & harassment to existing good tenants & good landlords.
This is VERY IMPORTANT.
Example in the post 22 Feb, it said 19% of houses have Serious Category 1 bad conditions. Now I’ve found out from them on the inside what some of them Category 1 conditions were.
Some were a carpet tack loose on the stairs carpet. Now this could have been the tenants carpet, but these Licensing officers make us responsible for the stairs & kitchen & bathroom I think. So that is a statistic that can go down as the Landlords fault, even thought tenant wishes to choose their own carpet & fitter.
Now I’m not defending a carpet tack being loose, it needs sorting.
But because 19% have Category 1 hazards, THAT MEANS 81% don’t have these dangerous hazards?
So that also means us 81% good landlords & good tenants are paying for the 19% bad are we?
So we’re paying £600 for Licensing to prosecute the man with the loose carpet tack.
Rogue Landlord sells papers. Good Landlord doesn’t. Have u heard people printing Good Landlord? No, they’re not interested. Where is this scheme helping good landlords & good tenants? It is MASSIVELY penalising good tenants who already stretched with the welfare cuts. It’s absolutely put the printer on full speed printing eviction notices & rent increases.
Insurance companies insure u as a risk. U be naughty boy & keep crashing & driving fast & taking risks, u pay more, If your house has the good boiler, roof kitchen, no leaks, tenants have plumbers number direct, u get no complaints, why should u pay for the man with all the leaks?
And this:
Has a 3 year old drawn the map? Why has Holmewood crescent Bestwood Park £120k houses been included, but rest of Bestwood Park not? Holmewood Crescent has been included with the £80k houses from Bestwood.
I know what Licensing has done, drawn a map and din't know how to curve the line on the computer. So it was easier to just include those with the others. Holmewood is top little quiet U road.

Nice one Mick . Say it as it is
All my BTL`s have got their annual gas certs . Keeps me legal
But I havent got one on my own place . I`ve lived in my own house for 26 years but no one cares about my health it seems . The mortgage company or the local environmental health officer or the council tax peeps have never worried about me enough to knock at my door to check my boiler is safe
I`ve had 3 kids spent their whole childhood growing up there but no one has intervened to protect them against possible Cat 1 dangers in my own house. It may be a death trap for all they know I may be neglectful . But no one actually cares though .
If they did care surely they would check up on me just once in that 26 years to see I am not a rogue parent
Its hypocritical and just wrong to blanket target all landlords and make them pay for licensing
And as you say where does the tenant responsibility come in
Ive had persistent door smashes as tenants . They have a domestic and bang - they punch a fist through the door . I dont fix it unless they pay but they leave it like that and they put one of their kids posters over it . Job done . If I had to legally mend it each time they have a domestic their rent would have to go up to pay for it and / or they would have to leave .
They want mandatory licensing for us what about forcing tenants to have mandatory insurance to pay for all the stuff they damage deliberately, accidentally or by neglect .
They need a mandatory pot to pay for the day to day stuff they mess up and so as many are HB the council should have a maintenance pot for them for ongoing repairs in the time when they are with me . The deposit cant be used thats for the end of the tenancy . So the EHO do their check see a hole in the door and the tenant says that was them so they should pay surely . That`s fair in my book . Why should i pay for someone else who cant control their temper . Or do they think i sneak in there when they are out and punch a hole in my own door .
I punch a hole in a door in the street i get arrested and I pay
I punch a hole in my own ressie door - I pay
A tenant punches a hole in my rental door - They don`t get arrested and I still pay
Why is it always me paying.....

Ha ha yes.
Why is it always the doors fault? That they think they can buy for £15. Oh what about the handles? And delivery? And fitting? And chucking old door?

The mandatory insurance would be good idea, don't think we'd ever get it though.

The insurance woukd never pay out. Try it by punching a hole in a door in your own home and then making a claim on your home insurance policy.

Yes and also when they move out I get the charitable

`I left the sofa and wardrobe for you as the new tenant might want them . Yes I know they are a bit old now and past their best but you know someone might like them if they are just starting out . Don`t worry I`m not asking anything for them.`

In my head I am thinking why would anyone want your orrible sofa with food and drink stains spilled over the last 7 years or your cumbersome chipped double wardrobe which is falling apart with door hanging off and disintegrating before my eyes

No you just cant fit it all into your ford fiesta so I`ve got to pay two people to break their back to lift that monstrosity of a sofa take the door off it hinges to fit it through it then drive to the tip 3 miles away wait 15 mins in the queue at the the local tip to dump for you

Thank you but that`s not charitable that`s called work and it costs me

I don't think it in my head, I tell 'em Are u having a laugh. It's disgusting.
And I've left the washer for your next person. It don't work & needs fixing, but they might be able to fix it.
