Do men or women make the best landlords?

Having typed this question into Google I couldn’t find the answer so I thought I’d start a thread here. Maybe I should have called it “battle of the sexes” but I doubt that would rank highly in search results if others have a similar question.

So do men or women make the best landlords and letting agents?

Here’s a few controversial questions to get you started.

Why does the NLA have a “Property Woman of the Year Award” but nothing similar for men?

Why is it that most male landlords leave it to their wives to deal with letting agents, accounts and all the paperwork? Could it be that women are more organised than men and far more capable of multi tasking or do they have better multitasking skills or more time on their hands?

How many women can fix a leaking tap or reach high enough to change a light bulb?

Do men have the same intuition as women when it comes to selecting tenants?

Do women go OTT on decor and cleaning?

Let’s really get this debate going by posting lots more questions and answers.

It is intended to be a bit of fun of course so please don’t take it too seriously.

I think women can be a lot softer and open to sob stories. I started my letting career in the North East and it was a disaster as I'd take in people other landlords wouldn't accept, for good reason I discovered. I've since moved South and have toughened up a bit.

I did let one of my largest properties to an acquaintance with 4 children and lots of animals. By the time she left I had to decorate though-out and all my profit from the let had been swallowed up. But for various reasons that let suited me at the time and I didn't actaully lose money. I think men are probably more able to withhold deposits for damage whereas I don't really want the confrontation.

- YES, because children and animals are not so good at communicating clearly.

I cannot say that overall I have noticed much difference. Detail freaks make better landlords from a profit and sustainability point of view, but tenants can drive them nuts. Sociable people seem to have fewer problems than the less empathic.

As I am a male detail freak with poor social skills, I have seen it done better by others - male and female!

Come to think of it Gillian, I think you are right ! ....but still, I don't think they will be so good at cleaning the house before a new tenancy.

Jeremy E. - Yes, " detail freaks ", aka OCD people, give alot more attention to the house prior to a new tenancy, and therefore less complaints about cleanliness.
OCD comes in a complete spectrum, and it is less of a "condition" for some people with a mild form, but more of a very useful compulsion.

Would you want an OCD landlord checking up on you all the time? I certainly wouldn't!

Question is, are men or women more likely to be OCD?

having both is good I reckon. I play good cop and my other half plays bad cop with difficult letting agencies. I can paint the skirting boards, he can change the light bulb.

He stops me from letting to all the street drinkers as i feel sorry for them and I stop him from being a slum landlord. I can sweet talk the workmen to do extra and he pulls them up when they try a fast one.

So all in all a pretty good mix :]
