Lloyds Bank slams landlords as it creates new lettings agency

Lloyds Bank says that because landlords offer ‘poor and exclusionary practices’, they are teaming up with the homeless charity Crisis to start a new lettings agency.

It says the new venture ‘will be fair for tenants and fair for landlords’.

The bank says that homeless people won’t be asked to provide rent in advance, and they won’t need to meet strict reference requirements.

‘Chronic lack of affordable housing’

Charlie Nunn, Lloyds Banking Group’s chief executive, said: “A good home is a fundamental human need, and yet the reality is a chronic lack of affordable housing in the UK.

“This means there are too many people trapped in a cycle of temporary accommodation, or living in poor, sometimes dangerous conditions.

“This cannot be right and is why we are announcing our new partnership with Crisis – calling for one million new social homes to be built by 2033, with the clear focus on helping people who are most at risk of homelessness.”

‘First GB-wide not-for-profit lettings agency’

The lettings agency will start later this year in London with the ambition to roll it out across Great Britain – making it the first GB-wide not-for-profit lettings agency.

It will draw on the successful record of the award-winning Homes for Good, Scotland’s first social enterprise lettings agency.

The aim is to deliver one million new social homes that will be built over the next 10 years.

Households on low incomes that are living with poor conditions

The new two-year partnership comes as Crisis reveals there are nearly two million households on low incomes that are living with poor conditions such as mould, damp and overcrowding.

It says that those on low incomes are also experiencing rapidly rising rents and increasing cost of living pressures.

And it has data that shows 2.5 million households worry they will either be forced into poor living conditions or will have to remain in already substandard homes.

The report also highlights that more than 200,000 families and individuals who tried to move last year were forced to accept a property that was unsuitable or in poor condition.

‘Shortage of good quality, affordable housing’

The chief executive at Crisis, Matt Downie, said: “Our new partnership with Lloyds Banking Group will ensure we can take the bold action that is desperately needed to begin tackling the biggest issue facing the people we support – the chronic shortage of good quality, affordable housing.

“Our new lettings agency will mean we can help people experiencing homelessness directly into a safe, settled homes, the essential foundation they need to rebuild their lives.”

Citra Living. it appears to be: Citra buy new flats, rent at a premium to tenants who can afford it , then offer them a "pathway" to purchase - possibly shared ownership.

Your "world view" resonates with mine, if a private individual or entity can't use their assets as they wish but only as mandated by the state whose asset is it really; clearly in an open and, supposedly, democratically elected and representative governent, we accept some reasonable constraints such as innapropriate speed limits or not shooting people, it might just be the inevitability of mission creep but things have now reached such an impasse and level of intrusion that we have in many areas of life a de facto nationalisation; specifically in the property arena, the enforcing of "ever higher property taxes" is stated explicity in a well known Okrana forgery of the first few years of the 20th c, although that very probably is not a forgery but originated in 1895 in Basle, ultra unaccountable capitalism v extreme communism = two sides of the same coin?

LMAO. This has got to be a joke! If not......bring it on. You deal with the scumbags and see how you like it when your hard-earned( well not quite true) money goes on court fees, new kitchens, bathrooms, carpets.
A relative of mine visited the other day from Ellesmere port where she works for the council....She happily told me that they encourage everyone to ignore section 21, PAY for their belongings to be in storage whilst they have 52 days at the Mecure in Chester....some with 3 meals a day and free Taxis to take their kids to and from school....I think this is just as hilarious as the article!!!! Needless to say I gave the landlords perspective fairly forcefully and ruined the family dinner!!! I'm past caring !!!

Totally agree that that's the long term plan. I have 3 on the market now, lots of viewings planned, good news about fixed rates dropping...and the sun is shining. No more stress for me!

Totally agree!!!! They own the world between them.....and they want our business and even more control over the Plebs, who have no idea what's round the corner when we nasty Landlords are all gone and the really BIG nasty boys have you over a barrel because there's nowhere for you to move to because they own everything!! Shame they can't see it!

Are Lloyds now not vetting,checking income and credit ratings to those applying for a mortgage? Are Lloyds bank no longer repossessing homes of those in arrears with their mortgage? Thought not.
I’m a landlord and a Lloyds bank shareholder and am furious at this pointless grandstanding.

In August last year, the bank confirmed its plans to buy 10,000 properties by 2025 and operate them as a private landlord under the Citra brand, before expanding this to 50,000 homes by 2030.

I have an issue with the expression 'rent in advance'. It is NOT 'in advance' - tenants are effectively paying for the use of a house, month on month, at the point they start using the house, i.e. the first rent date which is normally their moving-in date.
You would not go to a shoe shop, buy a pair of shoes and then say "I will come back when I have worn them for a month to pay for them". I think we need a better expression to replace 'rent in advance'; any bright ideas?
