Landlords duty of care to tenant?

Hello readers, I have a 30-year-old tenant who keeps the property very clean and in most ways is an ideal tenant.

However, her ex-boyfriend who shares custody of their 5-year-old daughter is becoming in her words a pest. When he comes to pick up his daughter he rather barges his way in.

The tenant finds the situation and visits disturbing because he is very critical of her and verbally abusive.

She has asked for my help.

what are my obligations and what can I do to help?

As long as the property is secure as it can be then you have fulfilled your obligations. It's then up to her if she opens the security chain etc.

Other than that advise her to meet on public (somewhere bright with cameras)but neutral ground to pass the child over so ex doesn't have any excuse to even come to the property - which is in both your interests. I had a tenant that used to meet her ex at local petrol station or Mc Donalds when he was collecting the child - it worked very well.

Its sad to see that the police are being blamed for not doing enough. As a retired cop with many friends still in the job, I can tell you that the main reason police don't seem to do much is that they are already running up their own rear ends A) Doing other agencies jobs. We used to take bets what time social services would start ringing in on a Friday about the person they have had no contact with for 3 weeks so they can have the weekend off. B) The number of officers HAS been cut. C) someone has to investigate all the internet stuff like grooming, romance fraud etc. D) Bloody freedom of information requests. There are literally hundreds and hundreds ranging from How many goldfish do you have to actual sensible stuff. It takes a large amount of staff hours on end to sift through. E) Too many chiefs. Everyone on the promotion trail comes up with some initiative that diverts staff. I personally left a Sgts office to do a task and was told to do something else TWICE by 2 other more senior officers before I got out of the nick. I even got repremanded for not doing the Sgts task. F. (Probably should have been A) Mental health patients, missing persons and protests take so much time and resourses its a wonder any actual police work gets done. If you do manage to arrest someone, you then have to convince the CPS that they should run with it (Increasing their workload) Its so much easier for them to say "Not enough evidence to prosecute) even if the DO run with it, the courts give out non custodial sentences as it costs too much to send people to prison. All this from a government that know full well that they will be voted out in May. Then the new mob will claim " We cant do any of the things we promised as the last lot left us in a mess. " Insert NHS, Prison service, local council or any other body underfunded by the government. Same story.

All of those institutions are adequately funded. It’s the management of the funding that fails us all.

I would be interested in your opinion on how the latest police 7% pay increase was funded ?

As others have said, you have an obligation to ensure that the property is secure, and that is about it. Some older UPVC doors are so easy to kick in the bottom panel, and not really very secure against really determined invaders, but how far you go to make a home secure is anyone's guess.
If it was me I would allow the tenant to make their own reasonable changes such as installing a camera, but other than approving the type and the installation I wouldn't get involved. These things can turn ugly for the tenant, so I would ensure thumb turn locks on the inside of the doors to enable easy exit in the event of a fire, and make sure that the fire detectors are fully operational.
