Do the little things that make a big difference?

If you are unsure, try going to sleep with a mosquito in your bedroom!

What tips can you share to minimise rental voids.  Here’s one to get you started.

When a tenant serves notice arrange to meet with them.  Let them know why it is so important to you to re-let the property quickly.  Offer them £50 in vouchers to their local restaruant if you can re-let the property within 7 days of them moving out.  This can encourage them to keep it tidy and allow viewings during their notice period.  You could also encourage them to advertise it to their friends on Facebook and via email and text.

Its basic but cut the rent to say £25 below the opposition, a one month void can be equal say 24 months at the reduced figure. If you agree an initial 6 month period you have the oppurtunity to go back to the figure you'd like having only incurred minimal loss.

I have done this and tried to let again without using an agency on a let only basis. It can be a big mistake. Use an agency.
