One of my rental properties, a budget rented property not a luxury one, had brand new fitted carpets throughout at the beginning of a particular tenant's occupation. She knew they were new as I allowed her to help select the colour. After just three years she contacted me to ask if I was thinking of changing the carpet yet.

Had an attractive thirty something tenant fallen behind on rent. She invited me round one evening to collect the overdue rent. Opening the door she looked as if she had just had a shower and was wrapped in a thick towel dressing gown. She quickly said she had no money, let the gown fall to the floor and stood naked before me saying I could have anything I wanted. I took a music centre and a set of golf clubs RESULT!

Had a tenant who had been keen to sign for an extra term but conditional upon our removing all the cobwebs from the guttering and downspouts... we giggled at her request to be honest and I think she got the message.

The boys at the office have been wondering whether this is really a true story and whether you have any picture evidence. It is the season of goodwill after all and a few of them may be interested in buying the golf clubs if you're interested in selling.

We had a phone call from a tenant asking if we could contact the postman. He was pushing the letters through the letter box too hard and it was waking her up in the morning.

We had a tenant call up a couple of weeks ago citing a serious health and safety issue in her flat that she didnt want to talk about on the phone and asked us to visit the property before she gets Environmental Health in.

Visited later that day and the issue was that in her opinion there was an unusual amount of dust appearing on all surfaces compared to the last flat she lived in.
