Hi, I am a landlord and have given my letting agent notice due to their numerous errors and lack of competence. The notice period is 6 months, but I requested a reduction due to their mistakes, which was denied.

I asked the letting agent not to advise my tenant that I was giving my notice as I would let him know nearer the time in person. I am still keeping the apartment and the tenant – just switching to a better agent.

The agent went against my wishes and sent my tenant a letter saying that with immediate effect they would no longer be contracted to look after the apartment and to go through myself for everything such as maintenance and rent collection.

I know this letter is an error with the wrong timeframe. But can we take them at their word with immediate effect and can my tenant stop paying rent to them?

I agree. You have it in writing from the agency. In fact I'm surprised that they offered no defence and resigned so easily.

Yes, the letting agent's letter stating immediate termination of their contract should be honored. Your tenant should start paying rent directly to you as instructed in the letter

As it is addressed to the tenants rather than the LL they still have the oops option unfortunately. Unless, that is it was to LL c/o tenants then I agree with you.
