innovative new lettings portalLandlord and Guest House owner Cosmo Anayiotos has launched an innovative new lettings portal to enable landlords to maximise their rental returns.

As Cosmo is a member of The GOOD Landlords Campaign and also made a very generous donation  we felt we owned it to him to share some of the details of his new venture with the Property118 readership. His website will be free for landlords to trial until the end of March 2013.

The website is a property portal for advertising properties to let. However, it has some very useful additional functionality which you will not find anywhere else. If we were to allow Cosmo to describe all of the functionality I can assure you this would be the longest article we have ever published on Property118. At the end of this article you will be given an opportunity to participate in a free trial so you can see for yourself.

We did allow Cosmo to give us just one example of the features which will make his website stand out  from the crowd. He decided to go with this example of how his website can help landlords to maximise returns:-

“Consider a student let. For 6 weeks of the year it will stand empty.  The reason is holidays. During which the local university will get electricians, carpenters and various tradesmen to do any building, modification and refurbishment works.

Where do these tradesmen live?   

In guest houses, B&B’s and hotels… I know this because that’s what we do.

Our website has an availability calendar. Just like any guest house/hotel booking system. However, this is designed for landlords and it’s much simpler to use.  You select the start date and the end date and the system blocks out that house/flat/room, just like a hotel booking system.

Your agent can book out your properties and you can view what he’s done while you’re drinking a beer by your pool Mauritius.

You could just book out a couple of rooms to tradesmen in a house while they work at the Uni for a couple of weeks. You set the price per week for rooms, or you could advertise it at a price per night.

Tradesmen will pay £35/55 per day in a guest house. A landlord could save them money…£25/45 per day.  You just need to provide a packet of cereals and a carton of milk etc.

Tradesmen save, landlords earn.”

You can also switch your advert on or off just like any light switch.  You make listing visible or in-visible whenever it suits you. Clearly this functionality can also be used for holiday lets but don’t just think Cosmo’s website is for the short term rental market as it isn’t.

The above is just the tip of the iceberg in terms of the functionality on offer. It is also a fully blown property portal.
