How does an individual landlord reference potential new tenants

I have a property that I have rented out before through an agent. My current tenants are moving and I have a friend of a friend who would like to rent my property, how do I do all the checks on them and can anyone recommend or advise me on how to do it.credit

I'm an agent.

Occasionally we get approached by a landlord who is desperate for help after letting their property privately only to find its gone horribly wrong. Almost invariably they had let it to "a friend of a friend".

Consider asking an agent to deal with it for you - most agents will cut you a deal if you've saved them the leg work of advertising and marketing the property.

Agreed Chris, if you want true insight into a tenants personality and rental behaviour you WILL NOT find it through referencing systems based on a tenants consent or references provided directly from tenants.

This is why I'll only ever use Tenant Referencing UK, as their Tenant History Reports are completely different to any other reports available in the country. Trustworthy, transparent and (above all) helps me avoid bad tenants!

Lucy, personally I would use an online letting agency. I used LetMe, who offer free reference checks and have absolutely no fee's involved in their process. They don't even charge a deposit, the only money they take is 10% of your rent income.
