Disqus Commenting and discussions – how it works

At Property118 we’ve chosen to use the worlds leading commenting platform, it’s called Disqus and is used by over 500 million people worldwide.

Disqus is more than just a commenting platform though, it’s set up to facilitate conversations and sharing of posts. You will find Diqcus below all of our articles.

To leave a comment or to start a discussion based on the article you have read, simply type in the first commenting box you see below the article you’ve just read. If you want to reply to a comment which somebody else has left, simply hit reply. Your comment will then be shown below theirs, slighly indented, thus making it easier for you and others to follow the conversations, there may be several. It’s a bit like being in a pub or sittinig around a dinner table, sometimes several conversations are going on at the same time. Grouping the conversations in this way makes it much easier for people to establish who is talking to who. You can, of course, engage in multiple conversations, just like you would do naturally at the pub or the dinner table.

We like to know who you are and so will the people you are talking too. If you have a good reason to protect your identity you are welcome to do so but please remember that people are far less likely to take anything you say too seriously if you do that.

The best way to engage in our community is to verify your identity though another social network when you make a comment. Disqus makes this very easy to do, simply click on one of the social network buttons (one you already use obviously) before submitting your comment. Doing this will also show your Avatar (picture) next to your comment. Another advantage of this is that people may want to know more about you, an example is that they may want to do business with you, so verification of your identity in this way is useful for people to learn more about you and connect via other mediums.

Once you’ve made a comment you will be notified by Disqus of everybody else’s comments relating to that article. You can turn off that functionality if it gets annoying but it’s there so that you can follow the conversation and join in whenever you like. Leaving a comment is a good way to show your appreciation of what somebody else has shared, or indeed to tell them (politely please) why you disagree.

Below each comment you will also see two little arrows, one pointing up, the other pointing down. These can be used to show your appreciation or dislike of what somebody has said. Don’t worry, they will never find out who’s voting, unless of course you share your views on what they’ve written by commenting yourself.

All comments on Property118.com are moderated to ensure that our users are abiding by our terms and conditions. For this reason your comments may not appear immediately. Once we get to trust you though we will whitelist you. This means that your comments will be published immediately but they will still be flagged up to a moderator for checking. Occasionally we will tidy up our viewers comments, for example, if they are not displaying properly. We also reserve the right to delete them or to remove text and add moderators comments if we feel that what’s be written isn’t appropriate. This is uncommon but we need to do this sometimes if a comment is deemed to be defamatory or particularly offensive. In extreme circumstances we will blacklist people, a pub like a pub landlord banning trouble makers from his pub.

Your tenant nd flooding Mark.
Obviously you can only take any money now from the deposit if:-
1. For some reason it is not in a Scheme
2. If it is it is not in DPS!!
3. If in an Insured Scheme you have an excellentt watertight tenancy agreement that specifically states deductions can be made from the deposit mid term and not just at the end of the tenancy.
4. Even if you have (3) above in the event of an eventual dispute (a 100% certainty when it comes to the tenant expecting their deposit back especially as they will say they have now 'improved' your property!!) the Schemes will take a very dim view of dipping into the deposit unless the tenant specifically agreed.
And clearly they won't

A tenant vacated my property at the end of her tenancy and left all her belongings, furniture, personal items, bedding, clothing, literally everything. I now have a house full of someone elses belongings - where do I stand legally as I need to re let the property and am unable to contact the ex tenant.
