Yes, I know this may be the most ridiculous question. But I ain’t Einstein even though I have 27,000 times more common sense than the Govt and Nottingham City Council.

You only know the answer if someone tells you. So come on Ian Narbeth, Chris Possession Friend and all you other Legal experts.

I’m talking could we now tell Licensing, Sorry Licensing Bafoons, tenant part-owns, she don’t want Licensing and your extortionate fee and regs and rules telling her she can’t have open-plan kitchen when her Mum does, but you discriminate against tenants like they are little children being told they must have this and that.

Sorry EPC, she don’t want any more work being done.

I’m only suggesting a 5% stake which would be 7kish, which I don’t mind anyway as I’m gonna give them that should they ever wish or be in a position to be able to buy from me.

I know the tenants could have me over a barrel, saying We’re selling this now, Mick. Well, that suits me fine because I want to sell a lot of them anyway. And the 7k would only be the same as above.

Would a pitfall be they could say No Mick, we ain’t ever agree to sell to anyone? And they’d never sign?

Most of mine are on Benefits, would Universal Credit then say Sorry not paying your rent, you part own the house.

I’m gonna guess some of you are gonna shoot me down in 9 seconds saying Don’t be ridiculous Mick, this and that will happen. And Licensing will still apply.

Mick, Your admin would theoretically be reduced to checking the payment is in once per month. All the blocked toilets, broken windows, police called to the property, EPC, gas and electrical certs, licences and interactions with the council would go away.

There's probably even some software that would flag up non-payments and automatically start the legal process without troubling your yacht in the Bahamas 😉

I think you've spent so long dealing with the, 'my dog (that I shouldn't have) ate the carpet when am I getting a new one' type problems your perception is of problems is skewed:)

That would be nice, just checking your rent is in one the 1st of the month. No more work problems when I'm on holiday.
Doing what a Landlord should do instead of being Policeman, Bailiff, debt collector, social worker, counsellor, psychiatrist etc.

My tenants have had enough of Licensing as I have. They have seen all the other houses rents £100+ more than what they paying. And they paying way more than what they was pre-Licensing 3.5 years ago.
And they've seen available houses supply disappear. I educate em every time why this is happening & they genuinely know in Nottingham, it's Selective Licensing & UC that has wrecked their house moving prospects possible forever.

I used to be able to move 'em into different area's, upsize, downsize etc. whenever they required. Can't do that any more. I once had a 5 way move where 5 houses all swapped with each other & I din't visit one of em. They can very pro-active & resilient when Needs Must.

I once only a few years ago, knocked on one door - Ooh Mick, I'm swapping with XXX next week.
What? They din't even ask me & were swapping with each other ha ha. All these days are now gone cause of over zealous regulation & retrospective regs. Roll on EPC to a C if Govt don't wake up before.

Mick, I should explain. If the arrangement is seen by the courts as a sham then you will be treated as a landlord and subject to all that onerous legislation you were trying to avoid. In addition you will have given the tenant a proprietary interest in (i.e. he will own a bit of) your property so you end up with the worst of all worlds.

Here u go, this is evidence. I used to get these quite regular, sometimes several in a year. Because if tenants had trashed their own house, or not happy with me or builders, or area, they'd just move. Just like that. Cause there would be plenty of supply. I han't had any tenants from hell for years. Tell a lie mates daughter 2 years ago, but that wasn't a bunk.
If there was one up the road £10pm cheaper, they'd go, Now all they can see is at least £100, sometimes £300pm more expensive than they paying me, & then they say We know we can't get it anyway Mick cause of what you've told us about them not taking Benefit tenants.
Now they are so well behaved as they know nothing out there, If they have accidentally wrecked their own house, they end up doing it up to stay.

Thanks for the proper legal words Ian. Best to have truthful news even if it's not good news. I do like the word Sham though. Be nice if several of us tried it & it got it out in the open that Landlords are that desperate to pack up from all the silly expensive Anti Landlord Anti tenant rules, that they even trying to GIVE their tenants the houses.

However the Doctors doing the Covid Booster jabs at moment are saying We can do this, but something has to give, we can't keep doing X Y Z if u now want us to do this. There just isn't the time, money, staff.

The More Govt & Councils ask us to do after spending a fortune & time on setting the house up years ago, they now want us to do more for less money? That's why a lot of us getting out of here as soon as tenant moves.
