I know, it sounds crazy. But this is exactly what some savvy investors are doing right now. Let me share the story of Michelle, one of my students, who achieved something extraordinary.

Michelle was able to take control of a 10-bedroom licensed HMO (House in Multiple Occupation) without needing a 25% deposit or even a mortgage. From just this one deal, she generated enough monthly income to replace her teacher’s salary.

When it came time to buy the property, Michelle agreed to pay the owner £350,000. The actual value of the property was £550,000, which meant she could secure a mortgage for £410,000. Here’s the magic: there was cash left over from the mortgage, and that money was deposited directly into her account the day she completed the purchase.

Yes, you read that right – Michelle was paid to buy a cash-generating property.
