How to register a CCJ on the register of judgments orders and fines?

Hello, the order for possession (accelerated procedure) orders the tenant to pay me fees. However, it also gives the following warning to the tenant:

“If you do not pay the money owed when it is due and the claimant takes steps to enforce payment, the order will be registered in the Register of Judgments, Orders and Fines.”

The tenant has not made the payment. It is my understanding that the registration of the CCJ in the public register is not automatic and will require me to take further action but I am not entirely sure what I need to do to make this happen. Could anyone knowledgeable in this matter provide me with a quick rundown of the next steps? For clarity, I just need to register the CCJ. Well aware that I am throwing good money after bad.

Enforcement options are
1) County court bailiff (pointless)
2) transfer to the high court and use high court bailiff (they work on commission)
3)third party debt order to freeze and seize their bank accounts
4) attachment of earnings get it docked from their pay.

You pay your money and take your pick

Not a problem, just make you do your s21 properly and use mock for the rent. Had many contested cases not lost one yet.

I had the same problem after evicting a serial rogue tenant. I subsequently queried the listing of the CCJ after the eviction with the Registry Trust at http://www.registry-trust.org.uk. No CCJ was registered against the tenant. I was informed that if a money order had not been awarded against the tenant a CCJ was not automatically registered. I was advised to write to the Court and request that this be corrected and that the Court advise the registry of the CCJ. It took a month or so but I was eventually successful and the Registry Trust confirmed that the Court had instructed them to register the CCj against the tenant. This was done without further cost to myself but I have yet to see any of the outstanding GBP20 000. The CCJ expires in June 2024.

Direct Line Insurance covers me, seen the way things were going. Been renting since 1989 but just want out Government is totaly out of touch woth reality

Yep. Us too, we are closed to new tenants now and will sell up when they leave. Like so many other landlords we have always had a no eviction policy except in cases of arrears or nuisance. Even then use s21. Really not sure if Rishi is going to go through with the bill though

Get out if you can now, tenants are not your friends, Use sec 21 whilst it's there. Mark my words you will regret not doing so

PRS is finished. Bought Direct Line insurance with legal coverage. Supplied DAS Law with info required and letting them get on with it
