I raised the rent by £140 a month in November 2023 after facing mortgage increases three times that. The tenant didn’t pay the increase or tell me he had involved the tribunal service.

It was nearly six months before the tribunal service contacted me.

In the meantime, the tenant denied access for maintenance or inspections. Although did allow one inspection where when I attended his dog (which he had not asked to keep) shat on the floor. He threw me out before I could complete the inspection and made allegations of disrepair that he wouldn’t let me attend.

He allowed the Northern rent tribunal to attend a month but again refused me access.

I am unable to access my own property.

The new rent is around £200 lower than most rents being advertised and being rented. I have passed written information about this to the rent tribunal. I have also told them the tenant is denying me access and provided them with a list of all current rents and recently rented properties in the area which show much higher rents than my proposed rent.

I will give an update on when the Northern tribunal gets back with their decision.

I tried the intentionally homeless angle on my tenant, but he knew he was on his way to prison in a matter of months, and couldn't care less. He's probably out now and will have been helped to find accommodation, despite my S8. I just wish someone would request a reference!

David, I have issued a section 21, dozens of hours of work for the No Fault application the form with evidence more than 100 pages. No Fault is not an easy process but a necessity - i'll give an update. I have given the court three copies and the cheque for £391. To be honest I am shocked by how much irrelevant information is needed - for example a gap in Gas Safety certificates by even a few weeks can sink your case. Not putting the deposit in the scheme within 30 days stops the submission even though the tenant is not disadvantaged if the deposit is in the scheme before he leaves. Giving prescribed information in relation to the deposit. Provision of the The How to rent guide. So many hurdles for the Landlord to pass in the No Fault process - so few for the tenant.

New Yorkie - I have found - the challenges for a landlord appear insurmountable. We give people a home on a six month contract but that is not how it works if the tenant chooses to challenge.
