Help! The managing agents are blanking me

Hi, I have tenants that haven’t paid rent for over a year. The managing agents won’t reply to my emails or phone calls.

We haven’t fallen out and I haven’t been rude, but they are just blanking me totally, although I know they are still in business.

I’m living abroad so can’t visit their offices. I don’t know who is in my flat, is it the original tenants?

They managing agents won’t reply, so I don’t have a copy of the contract or Gas Safety certificates or anything so really stuck on how to proceed.

Any help would be greatly appreciated.

Thanks, that really useful information. I was thinking of this, but would need the tenants contract and the deposit back, not sure if they will reply, but will talk to new agents. Thanks for your help

As others have said, this sounds like it needs dealing with. If you're not able to get back to the UK yourself, which town is the property in? You're probably best off paying another agent in the same town to do some digging for you.

If a limited company do a search on CH register. If not Google name of the agents. Otherwise I assume you kept copies of the agreement with your tenant then issue formal written notice terminating agreement with agent for breach of contract. Not sure another agent in same town would do sleuthing on fellow agent but a telephone call asking if they’ve heard anything might reveal something even if it’s silence. But the contract with agent needs to be terminated asp.

Trouble is no copies of anything re the tenancy agreement so impossible to commence possession as has no idea what has been provided at the start of the tenancy.
But could just serve, ie draft and post, a s21 to get attention
