Grade II Listed Building – How to turn a profit?

My mother is breaking up with her husband and will have the property to herself by around April 2025. This is obviously not 100% definite just yet, but her divorce solicitor is almost certain that this will be the outcome in return for her paying her ex-husband an amount and not taking any benefit from his business interests.

It’s a large Grade II Listed property in the Lancashire countryside, originally built in 1840s, and had lots of recent renovations so it is in great condition and not run down, no land with the property but set in 2acres of grounds, 5bedrooms, 3bathrooms.

My mother doesn’t want to sell the property and is starting to mention the possibility of utilising the house as a wellness retreat of sorts, hosting yoga events/therapy days where guests would stop over.

She would be more than happy hosting and would be well suited to that. She does work in the health/wellness sector so has some knowledge there. Or potentially as some sort of boutique guest house?

Myself and my two siblings grew up in the home and are on board with trying to create an actionable plan so that she can stay in the property and not have to sell. She has a small income as it stands from her job and does have savings so would not be in dire straights as regards bills/rates when she has to run the property for herself. But regardless, the property is simply too big for one person and long term we’re keen to find out what a potential niche would be to target, how to market effectively to that niche, and what sort of revenue a property like this might generate?

Does anyone have any experience with turning a profit from a property like this? Myself and my siblings have experience with short-term letting property/Airbnb hosting but felt like a property like this needs more niche marketing?
