Government urged to treat landlords as equals to housebuilders amid housing crisis

The government must treat landlords the same as housebuilders due to their vital role in the housing market, says new report.

The report by the Radix Big Tent Housing Commission emphasises how landlords are key players in tackling the housing crisis.

The Commission also backs the NRLA’s push for the government to clarify how the court system will be ready for the Renters’ Rights Bill.

The report comes as Proptech firm Reapit has warned the English tribunal system is already overburdened and ill-equipped to handle the potential surge in new claims stemming from the Renters’ Rights Bill.

Improve the justice system

Ben Beadle, chief executive of the NRLA, urges Ministers to give a detailed plan on how the court system will cope once the Renters Rights Bill is brought in.

He said: “We warmly welcome today’s report. Renters across the country are struggling due to a chronic shortage of homes to rent to meet demand. They need more choice. As the Commission notes, both institutional and private landlords have a critical role to play in meeting the country’s housing needs.

“The government should also accept the Commission’s call for a plan to improve the justice system alongside the Renters’ Rights Bill. Ministers have pledged to ensure the courts are ready for the changes in the Bill. It’s time for clarity about what ‘ready’ means for the sake of tenants and responsible landlords.”

Critical role in housing market

The report says there needs to be a shift in perspective regarding renting.

The report said: “Historically, renting has often been perceived as a ‘second-class’ tenure and policies have prioritised ownership at all costs. It is crucial that not only those who are renters of necessity but also those that are renters of choice have the opportunity to live in sustainable, high-quality and safe homes.

It continues: “Both institutional and private landlords have a critical role in the housing market and should be engaged with on an equal basis to volume housebuilders.”

Matthew Pennycook has previously said landlords have nothing to fear over the Renters’ Rights Bill and will work with colleagues at the Ministry of Justice to ensure the courts are ready.

Government really needs landlords to buy the expensive houses that house builders build. However, such is their desire to win votes, they will continue to vilify us.

We are heading for an unparalleled disaster where both sides, Landlords and Tenants, lose. Where LA's are going to find all the additional accommodation they're going to require as Landlords sell up goodness only knows. The worst part is that the Gov doesn't care.

I disagree with your final sentiment Godfrey. Not only does the government care, Pennycook's attitude is exultant. He, like Starmer, is a Marxist and rejoices that we evil rentiers are finally getting our come-uppance and the proletariat will now be calling the tune. A very different reality for those who need to rent is already staring him in the face but not to worry, Labour will remove all the discriminatory practices landlords employ in selecting tenants - tenants who will then be able to stay forever under a system which will cumulatively postpone supposedly "annual" rent increases and regardless of changes in their or their landlords' circumstances. Change is coming: Labour is in control now and the contrast with the last Labour government under which I and my husband became landlords could not be greater.

I certainly agree with improving the justice system. For some strange reason we now have a two-tier system whereby judges treat landlords as the enemy and tenants as innocent victims. WHY? Surely both should be treated as equal in the eyes of the law. Judges now routinely expect landlords to arrive in court purer than the driven snow. The minutest of errors results, very often inconsequential in the whole great scheme of things, is elevated to critical and landlord cases thrown out. In my case the judge invented evidence for the tenant. If our legal system refuses to be fair, we need a better system. Shariah Law couldn't be any worse!
