Giving Tenants Notice versus Eviction during Covid-19 restrictions?

So what is the difference with a rolling shorthold tenancy with a two month notice period, versus seeking an eviction notice?

Do I still have to give my tenant six months notice when I wish to end their periodic tenancy with a two month notice clause?

The Welsh Assembly states evictions cannot be started without a six month notice period. Is notice the tenancy is coming to an end seen as the same as seeking eviction during the Pandemic?

I am a bit unclear on the definition of seeking an end to a tenancy versus eviction.

Hi Claire,
If I've understood your original question correctly then if the tenant wishes to end their tenancy they give you the required 2 month's notice and leaves the property on their own accord (preferably!) but if you now wish to ask them to vacate you must first issue them with a Section 21(6A) notice and provide them the new required 6 months notice. The expiry for the new notices is now 10 months from date of issue.

P.S. If they fail to vacate at end of 6 months on the date you requested on the form then that's when you need to apply to the courts for possession. However when they grant you possession is anyone's guess as they're prioritising the severe rent arrears cases first. If there are no arrears then it's a lucky dip I'm afraid. I'm currently in the same position as we need our property back next year for my son to move into as he starts Uni!
