Free guidance on new alarm rules for Northern Ireland landlords

Free guidance for landlords in Northern Ireland is being made available ahead of key changes to smoke and carbon monoxide alarm requirements for private tenancies.

From September 1, all new private tenancies must have sufficient smoke, heat and carbon monoxide alarms installed in their homes for the first time.

This is a significant step forward as the regulations are part of the Private Tenancies Act (Northern Ireland) 2022.

All tenancies must comply from 1 December.

Landlords will be breaking the law

Now Propertymark is warning that agents and landlords will be breaking the law if they issue a tenancy without sufficient alarms.

The organisation’s policy and campaigns officer, Henry Griffith, said: “The rules and regulations for renting in Northern Ireland are changing and we encourage letting agents and their landlords to get ahead of the game.”

They should familiarise themselves with the new requirements, he adds, and start implementing these changes as soon as possible.

Propertymark has a library of resources to support members to comply with the law.

Landlords will be responsible

Under the new regulations, landlords will be responsible for providing alarms and keeping them in working order.

The alarms must be installed in specific rooms, such as the most regularly used room for daytime purposes, kitchens and rooms containing flues or combustion appliances.

Only for private tenancies? This is treating social tenants as second class citizens!
