Fed-up landlord responds to Generation Rent criticism with video message

In a pointed one minute video message, Nottingham landlord Mick Roberts has responded to Ben Twomey, the chief executive of Generation Rent, who has criticised landlords and the Renters (Reform) Bill.

Mr Twomey argues that the bill does not deliver on the government’s promise to end Section 21 ‘no-fault’ evictions.

He said: “Everyone deserves to feel secure in their own home, which is why the government committed to end section 21 no-fault evictions over five years ago.

“The Renters (Reform) Bill does not deliver the original promise that landlords will ‘no longer be able to unexpectedly evict families with only eight weeks’ notice’.”

‘Want my tenants to be able to move to cheaper rents’

However, Mr Roberts offers a different perspective, and, in his video below, he says: “I’m with you Ben, I want my tenants to be able to move to cheaper rents.”

He suggests that the current rules and regulations aren’t working and proposes a different approach, asking landlords what they want to prevent them from selling their properties and charging high rents.

Mr Roberts argues that landlords are an important part of the housing equation and says: “They are forgetting to ask arguably the most important person in this – the person supplying the property, the housing provider – what can we do for you, so you supply this property in the first place?”

He suggests that if landlords could get their properties back in one month, they would be more willing to rent to anyone, thereby increasing the availability of rental properties.

‘Landlord/landlady who has not lived for five years’

Mr Roberts said: “You’ve got a landlord/landlady who has not lived for five years, no holidays, luxuries, saved up the £40,000 deposit for a house. Then another £30,000 and three months on the refurb till 9pm every night, and you then telling him he can’t have his house back?

“This is why Ben, the tenants can’t get houses. The housing provider is doing you a favour and you then want to keep the favour forever?”

He adds: “You talk about two months Section 21 ‘no-fault’. Who says it’s no fault? Do you EVER go ask the Landlord why they evicted?

“By the way, that two months is Codswallop, it takes TWELVE months to evict and that’s if you’ve got every bit of anti-landlord paperwork perfect.”

‘You are wearing us down’

Mr Roberts concludes his message by suggesting that councils buy back houses from landlords, stating: “Get the councils to come and buy the houses back off us, there’s many of us that want to sell them but are trying to be loyal to the tenant, but we are getting older, and you are wearing us down.

“You’ve then got council houses back in your control as such. And then get them to stop selling council houses.”

‘Landlords wanting to sell their houses’

Mr Roberts told Property118: “There are landlords wanting to sell their houses but can’t because the tenants can’t get anywhere anymore. So, let’s help tenants get homes.

“I want landlords and Generation Rent to pass this video to renters to understand why they can’t get houses and rents are shooting up.”

He added: “Why would you ever supply a property to some Tom, Dick, Harry, you don’t know, especially if you didn’t know if you were ever going to get it back?

“When this Renters (Reform) Bill doesn’t work, what will Generation Rent think of next?”

Move to section8 on the grounds of non payment of rent, she will no longer get any help from the council hassle has made herself intentionally homeless council will wash their hands of her and let her know this .

SO the landlord has to continue to allow the tenant to live in the property will not be allowed to put the rent up no matter how much their costs increase ,no matter how much the greedy government increases taxes ,no matter how much the greedy council increases fees ,no matter how much mortgage payments increase ,so the landlord is making a massive loss and even after getting two extra jobs cannot cover those losses and this go's on for ever till they die
Please remind me , WHAT is the definition of SLAVERY

I have paid £1,000 to an eviction company and almost £400 to the court and have had the S8 served and am now awaiting a reply from the courts...O, Happy Days....(:o(

So sorry to disagree! The mass issuing of S21 notices does not automatically mean that the Courts will be overwhelmed. First, a proportion of the tenants served will leave of their own accord but for those that don’t, and we make sure our paperwork is meticulous, s21 provides for the accelerated procedure which does not require a hearing. But more importantly the message to the Government whether Labour or not will be clear. Over the next xxx months there is going to be a mass movement of people with nowhere to live. It’s about being careful what you wish for. You reap what you sow. It’s all gone way too far against honest and well-meaning Landlords in favour of tenants plenty of whom - but by no means all - are a nightmare. As many of us are heading into retirement anyway the timing is perfect . The housing costs falling on LA’s will be unimaginable- already some have issued formal notices to Gov about their finances being overwhelmed. It will be of a magnitude far far greater. And they can stick their “local” rent controls where the sun doesn’t shine! As for rent arrears I very rarely have them / fortunately but if I do I always give them one month and then issue a MCOL. I may not get the rent back but I sure as hell make sure they get a 6 year CCJ. Try and get a reference these days with one of those!

Extract from Labour independent commissioned review (huge over 100 page report):

20. Security of tenure

Wishing to sell or occupy the property should NOT be a ground for ending a tenancy.

And I also cane across "being forced to sell to the tenant at a massive reduction to be borne by the Landlord from capital gain" elsewhere.

Landlords be afraid, very afraid. I'm getting out.

I would have thought that the recommendations in this report were produced by Kim Jong Un if you had not mentioned that it was commissioned by the Labour party.

This is a whole new meaning for owning a private asset by attaching restrictions to it up until the tenant decides to leave. Tenants rights will be stronger than their obligations.

I can understand why many private LL's want to sell up and invest elsewhere.

Hi Peter. Sounds like you are experienced serving s21. As regards being meticulous. I am already trying to ensure everything is in order to serve in March, then sell. This wasn’t the plan. I agree with LL if gov recorded why so many LL serve s21 they would be shocked. My first bad tenant experience plus RRB plus not great agent has left me concerned enough to throw the towel.

I will hope and pray the agent gets the s21 correct with me over their shoulder every step of the way. Accelerated s21 is best I believe and to ensure dates are correct. It’s fixed term to May 28th 2025.
