As the weight of pressure mounts for ever more draconian anti-landlord measures, I remind myself that the only reliable insurance policy against disaster is to choose your tenants with very great care.
Any tenant without a solid source of income and a normal "average personality" isn't worth the risk. If that means more voids while waiting for the right person to come along, so be it.

That's it for me... I've seen and heard enough. I'm now passing the responsibility to house people across to local councils and the govt. As soon as this C-19 nonsense has settled down, I'm putting in place a divestment plan and selling up. I'm no longer prepared to bankroll this idiocy.

I agree with your sentiments completely. I do my utmost to avoid paying any more tax than absolutely necessary to HMRC as the UK government has no concern whatsoever for my interests.

The stupidity and the inanity and the inconsistency with which .gov runs it's affairs, I believe, needs to be understood differently.
It is not that they are inherently stupid, they just want to lean on the productive whom they can squeeze because they have the authority, which is backed my the system which is backed by the police which is backed by the guns.
They are making their stupid plans, like CV-19, for more grandiose ends. So when they stupidly point in a direction stop staring at their finger people!!
It is very clear now that it is a complete charade, but only clear to the few, and at least it seems all who have replied above get it.
They make us run around from pillar to post to just wear us out with yet another piece of stupid legislation that is neither helpful nor just, but don't complain that they don't know what they are doing. They know exactly what they are doing. Why do you think Shelter makes so much money from .gov handouts?
We need to start calling out the truth from a more fundamental base. To fight with a sociopath you do not get into an argument about the colour of their shoes while they are kicking you, they will convince everyone they are blue when you know they are red. Call them out on their fundamental motives, and then point out their inconsistencies, ask them what they expect to achieve by their methods and ask them to logically explain how their methods achieve such ends.
The direction here is to expose. Expose these people to the propaganda and corruption they use to control us with. Expose their compulsion to control, and expose their malice. Call them out on their false modesty and virtue signalling. Call them out on how their actions do not match up wth their words.
The only way to fight is to not give your consent, do not agree, and do not remain silent. They take our silence as consent.

I absolutely agree with your last sentence (broadly speaking with the whole post too). Yes, landlords are the most silent group. We have NRLA - what exactly are they doing for us, except expressing disappointment? The National Landlord Alliance does not exist anymore, having taken our money for subscription and promising us the fight like nobody else. Ha ha ha ha ha....
I would like to remind everyone, that majority here are pro-Brexit, believed in Boris being a landlords' friend and hoping from the better, or even some understanding... Nothing is further from the truth, he and his lot are as much against us as Commie Corbynov would have been... Wait for taxes to pay for Sunak's spree and rest assured that the Landlords will be taxed as nobody else. We are apparently the richest bunch in this country, despite Boris, Moggie & Co making millions of Brexit and Covid.
Yes, this is a bit of rant, but the sentence "They take our silence as consent" really sums it up very well. If we do not act as one very loud voice, we will be killed by the very party we trusted in December as the party of business.

Thank you for your agreement, but I ask....... With our consistent disappointment over the consistent way in which politicians promise and do not deliver, do we not need to come to yet another view? That being, it is puppet on the left, and puppet on the right. Two sides of the same coin that rob you in different ways.
By voting we give them our consent to behave as they wish. What that you say!? Give up our duty and right to vote!? Well you tell me which politician since forever ever delivered on their promises, apart from killing a few hundred thousand innocent people and making things good for their mates?
We the people are the fodder for their biding and the pawns of their game, but in truth, they are just the front-show. They are the mannequins and puppets who keep us all distracted with overtly insincere signalling while covertly arranging other agendas with their puppet masters.
I urge you all to take a sober view on what it is that you have hoped from a politician and ask yourself was it ever going to happen (unless you wanted a war of course). I don't watch the news, it's toxic, but have any of these so called virtuous leaders taken a pay cut or pay sabbatical in solidarity with the rest of the country to show their earnest support for the hardship, and in fact by so doing, create some relief on the burden of public money? I've not heard so.
Don't look to these people for assistance. They are all one and the same, all entitled, smearing, grandiose, virtue signalling, inconsistent, and lack real empathy. Oh, did I just describe the traits of a sociopath? Am I joking? As candid as I try to be, no, not joking.
I urge you all to get an education in understanding narcissistic/sociopathic/psychopathic behaviour (Youtube has loads of it). You will find that you become aware of difficult people around you who's behaviours actually start to make sense. You will find you will be able to avoid sticky situations better, and you will find it is a life skill that we all need.
You will find that the character traits that apply to the interpersonal also apply to the social as apply to the national and global. They live to control, to assert their authority, make others suffer and bask in their own glory.
Only as soon as we realise that the real pandemic is that of narcissistic psychopathy, will we make proper progress. Until then, we will remain the co-dependant abused.
This may seem a long way away from the original post, but this is the fundamental explanation of why things just do not add up. They are not supposed to, and under their authority, never will.

As I look into my crystal ball I see a sign, obscured by swirling mist. Wait the mist is clearing and a few characters are visible, just two words "No DSS"; more signs are becoming visible "No under 35's", "No one without a Guarantor", "No Rough Sleepers", the signs seem to be endless but the last is the best "Shelter to Act as Guarantor".
We can fight back, we will fight back by rejecting anyone who is a risky tenant, often the very people the government is desperate to house.

How about turning this on its head? Let all Landlords in the HB sector instruct their letting agents to put signs up in their windows and on websites "DSS Welcome (with Shelter as guarantor)". Shelter will be inundated with calls from people asking them to be guarantors.
