EPC C rating or letting ban?

Hi, I read that Ed Miliband announced that if a C energy rating is not achieved by 2030 then the landlord will be banned from letting it out.

Does anyone else see an opportunity to buy a D or below rated BTL with long standing tenants and then wait until the government kicks them out?

I guess the counter for this would be to fine landlords for not completing the work. If landlords cannot afford the work then I guess there will be a new reason for evicting tenants. “I’m sorry I have to sell the property because I can’t afford the energy rating work, let alone potential fine and I need to sell the property.”

Another ill thought through policy by the politicians.

No, tenant had already been in property for 3 years. Tenant can sign a waver but didn't as this upgrade would save her (and me) money. Fitting loft insulation caused no disruption. Fitting solar panels caused little disruption. Fitting new immersion heater took half a day as water had to be drained down and airing cupboard had to be dismantled.

After thinking about this for a few days. I think Mark has a good plan. Sit on it and do nothing for the next 6 years and see what the government at the time will do for none complaint properties.

To be honest, looking at what is in store for landlords, I think I'm done with buying any more houses. It's just not worth it anymore.

The thought of getting all of my houses to a EPC C has been driving me crazy for the last few years, some will never make it without spending several years worth of rent on some of them.

I've always done the basics when I bought them, even without the threat of EPC C.

Governments come and go. Think i'm now I'm going to do nothing until 2029 or 2030.

5 years stress free of wondering what I'm going to do to save a tenant £20 a year if I spend many thousands of pounds to be able to do it?

I may be dead by then and the government will get their fill by claiming their pocket money via inhoherence tax.

To be honest, by my age I should be selling them off or giving them away and not spending thousands of pounds to save a tenant £20 a year.

Totally agree, I have sold 12, 6 left which I am keeping for now. 2 have EPC C , 2 EPC D and 2 EPC E - the E ones are all electric but have been upgraded by an EC04 grant to have solar panel etc. I need to get those 2 re-assessed but I think they might still only be a middling EPC D.
