Hello, Not a long one this!

I’ve had a 3 bedroom semi for 4 years, let it to a single mum with no real issues but she’s now given notice as she’s met a partner.

Do I sell?

The house is fully paid for, EPC grade C, fully checked and up to date regarding gas/electric etc.

The main reason for this question is up and coming changes in legislation and CGT, reading about issues with non paying tenants, house probably needing a new bathroom/kitchen in the next 5 years (but that might be me being picky).

House is a k rendered 3 bedroom with extremely large garden and allotment, located in a small cul-de-sac in Yeadon, Leeds, west Yorkshire and valued at £180k.

Am I safe continuing renting, or should I get out while I can and bang the money in a high interest account?

the nightmare tenant (and associated potential costs) is the risk, the rise in CGT & other tax implication is inevitable.

so to be its a simple risk V lifestyle question. If you dont want to take the risk (and the stress that will bring if it happens) then its a sell.

None of us has a crystal ball to see into the future ……you have to take a risk management approach. Yes there’s Section 21 going, Section 24 and EPC requirements etc. But the BIG issue above all these is the EVICTION BAN. This can easily bankrupt a landlord destroys his life forever. We currently have eviction bans in Scotland and Ireland. You can bet when Labour get in England will go the same way. Remaining in the PRS is way too risky. With a non paying tenant and no ability to evict you’ll go under financially eventually if you’re mortgaged… and the risks to your health (whether your properties are encumbered or not) is beyond calculation. The PRS landscape has changed beyond recognition in the last few years. It’s time to get out.

Very true I was putting the feelers out on what other landlords are thinking/doing, I'm not mortgaged but the thought of someone in my premises and not paying stress's me out so I think I'd prefer £160k sat in the bank.

Obviously you also have to factor in the fact that if you leave £160k sat in the bank, its value will be diminishing by about 10% p.a. at current rates of inflation.

Only a fool would leave 160k in the bank. The stock market may be the way to go for you. This is not investment advice but I've made good money on Tesla shares and providing that you do your own due diligence and not listen to the mainstream media, Tesla, IMO, looks like a very good longish term investment

My old MD told me to do this before I bought the house, maybe I should have listened but I should still make over the previous 4 years around £100k clear profit with rent and house.

I rather think so. After 40 years of being a LL, I've spent the last few years selling up as the writing was on the wall long ago. I don't think that the Conservatives will get a lot worse but Labour will clearly decimate the private LL industry. I'm now left with 3 lettable properties, 2 of which I'm keeping empty until I decide to sell. And one with a very reliable tenant that I am taking a chance on and renewing his tenancy for a further year with a 6 month break, clause just in case.
I remain a commercial LL and will do until the green eyed lefties focus their sights on that too.
