Council want proof front door complies with FD30S fire regs?

I have had a letter from the local Council asking me for proof that the front door to my flat is a FD30S door. This means is it a fire door that is self closing and able to be 30-minute fire resistance. FD30S

I do not know if the door is FD30S compliant as it is the door that was fitted to the property when it was built in the 1960’s under the then building regs.

The property is an ex local Council property that I lived in before I purchased it and later moved out and started to then rent it out. There are six flats in the block all the other flats had their doors replaced by the Council several years ago, mine was not as I lived there then and did not want to pay the Council £2000+ to replace it.

I have not done any significant improvements apart from replacing the boiler and windows. Any help would be appreciated.

Thank you

Alan

I've had 3 letters today out of the blue from the local housing trust saying "failure to comply with the fire door order 2005".
Pity it's taken 12 years for them to tell me !!

I have similar situation with fire door entrance to flat.
I move in to flat in 2012. It was council flat rented from council. In 2015 i bought as right to buy scheme. From 2012 to 2015 it was council flat and from 2015 onwards it was my. Since we move in in 2012 up to now front door are this same and month ago council send fire inspector to test our door. Supricely this not meet FD30 Fire reg. As i live in this flat since 2012 and doors are this same can i insist council to replace this door for free as they put me in this situation deliberate. As firstly rented this flat from council presume that they will respect all regulations and they will not put me in danger. When i bought this flat no one did not say that doors and frame will not meet FD30 specs. They should admin it that they put me in danger and replace this door.
BTW all flats have this same doors so i presume that they are not meet all reg.
They ask me to pay £1500 + VAT to get this door done.
How much i can expect to replace doors with over head and side panels with frame??

Hi HipHopAst

Firstly I would respond to their claim by asking them to explain when it was in their charge were they putting you and the rest of the residents at risk by not ensuring the front doors were up to the correct standard - by their own admission!

Seems to me that they have openly flouted their obligations under the Fire Safety Order but yet seem quite happy to put the onus and financial burden on to yourself now you own the property.

Social media is also a powerful tool in the current climate for getting answers providing it is used correctly and only genuine facts are used.

Let us know how you get on.
