Could adding a reason for eviction change landlords’ image?

Whilst reading about how long it’s taken to reform Section 21 evictions, it occurred to me that if five years ago a “Reason for Eviction” field had been added to the application, we might actually have been able to demonstrate that there were legitimate business reasons why landlords took that route, rather than being perceived as landlords who evict tenants without reason.

Despite the fact that it would cost us, with nothing gained!

Maybe the NRLA could retrospectively canvass it’s members to find out, instead of agreeing with the critics of Section 21.

What do others think about this?

How can you have a "no reason given" ground for possession and at the same time require that the landlord gives a reason? It's a contradiction in terms.

In many ways it would make much sense and would certainly improve understanding about why we take the decisions we do. But, I do also tend to agree with "Seething Landlord's" comment. I just wonder that if we start giving reasons, they could be open to challenge on evidence grounds. Potentially giving rise to someone claiming their human rights weren't respected rendering Section 21 no longer a fast track route.

Along with others I also suggested that. However it was a non-starter because it was too easy to do and too cheap. The civil service likes forms and procedures that keep them in jobs.

As has been pointed out many times before, we landlords all know when a Section 21 is served it is very rarely 'no fault' as it is seen to be a quick way to get rid of a bad tenant e.g. not paying rent, wrecking the place, etc. and we sit and keep our fingers crossed that they leave by the given date. Unfortunately, they are then given advice from the council that if they leave by the date on the S21 they will be seen as making themselves intentionally homeless, besides the fact there is no housing available to re-house them so they are told to ignore the S21. The landlord then has to go down the S8 long, expensive court/bailiff route. All this time the tenant has paid no rent and is still wrecking the property. This is the position I am now in with one of my tenants. So I don't see what difference simply adding reasons for the eviction on a S21 would make.

Adding a reason would allow accurate data to be collected leading to meaningful statistical analysis. But who cares for Shelter/GR/Acorn/government etc will do whatever they want so we should not try to confuse them with facts

You can't just make allegations in court proceedings without producing evidence in support, which would defeat the whole rationale for S21 and what are you going to do if the tenant challenges what you have said? If you want the reason to be known use S8, you can't have your cake and eat it.
