Can anyone provide me with a link to a downloadable Section 21 form?

This may be the first time we’ve had to do this …. so I need a Section 21 form to issue to my tenant, but doing a Google Search seems to offer only agencies requiring me to complete details – who will then no doubt (despite stating they are FREE) expect me to pay a fee of some kind.

My tenant has now been told that we are selling up and so knows he will have to leave and has said he is OK to go whenever we need him to.

We are now ready to issue the formal paperwork with an end date and just want to do everything properly now with i’s dotted and t’s crossed.

The one form I did find online is a messy looking object which doesn’t even seem to make sense requiring the tenant to leave AFTER the end of the notice period we are giving.

Any help would be much appreciated

Denise

Hi Denise,

From .Gov >> https://www.gov.uk/guidance/assured-tenancy-forms#form-6a

Giving tenants a Section 21 notice

A Section 21 notice must give your tenants at least 2 months’ notice to leave your property. Create a notice to give to your tenants by:

filling in form 6a if the tenancy started on or after 1 October 2015
writing your own notice if the tenancy started before 1 October 2015 - explain that you’re giving notice under Section 21 of the Housing Act 1988

For less than £200 I would recommend getting the professionals to do it - Landlord Action for example (other brands are available !!). Getting possession whatever the reason and however cordial relations are currently with the tenant is never simple especially as the muppets in power keep tinkering. The very fact that you have questioned the wording indicates to me that you should seriously consider using a specialist for peace of mind. We have been letting property for 25 years plus now, 17 years full time and always use professionals - you'll look back and think it money well spent.
