Buy to let mortgage possessions rocket by 73%

The latest quarterly update from UK Finance reveals there were 710 buy to let mortgage possessions in the third quarter of last year.

It says the figure remains unchanged from the previous quarter but marks a huge 73.2% increase compared to the same quarter in 2023.

The data shows that at the close of Q3 2024, there were 13,000 buy to let mortgages in arrears that were exceeding 2.5% of the outstanding balance.

This is a drop of 570 from the previous quarter but is still 19% higher than the same period in 2023.

Average BTL interest cover ratio

UK Finance also says that interest rate movements have influenced the average BTL interest cover ratio (ICR), which stood at 195% in Q3 2024.

This is an increase from 190% in Q1 2024 and 9 basis points higher than a year ago.

The quarter also saw 48,862 new buy to let loans issued in the UK, amounting to £8.6 billion.

This is a 6.5% rise in the number of loans and an 8.9% increase in value compared to the same quarter last year.

Gross buy to let rental yield

The average gross buy to let rental yield for the UK in Q3 2024 was 6.93%, up from 6.53% in the same quarter the previous year.

The number of fixed rate BTL mortgages outstanding in Q3 2024 reached 1.4 million, a 3.3% increase from the previous year.

Conversely, the number of variable rate loans outstanding dropped by 14.9% to 541,488.

The average interest rate across all new BTL loans in the UK was 5.22% in Q3 2024.

That’s slightly higher than the previous quarter by 0.03 basis points but 0.09 basis points lower than the same quarter in 2023.
