Yes, Monty, but these corporates could struggle if they don't get their timing right. Some of us are going to sit this thing out and can afford to for quite a few years and people will choose whether they want to pay 'through the nose' (an expression Campbell Robb used this week, suggesting that this is the predicament of OUR tenants), to live in a box in a large building with nice, but sterile amenities or live out in the 'old world,' for less money. This thing ain't over yet. And if we can get the Government over this blatant discrimination in the tax system so much the better. And, as I have mentioned before, if Corby gets in the corporates can watch out as they could equally have their costs disallowed. Got to keep leveling that playing field.

When u describe it like this these developments won't even be direct competiton to the traditional buy to let family home which makes it more crazy what they are doing.

There is room for both styles of accomodation in the rental sector

We have HMO properties already. Highlighly regulated so fit for purpose and often stunning accommodation by the professional landlords or amateurs as they call them/us!!
Yes Ros people will vote with their feet, however, the tax position unlevels the playing field.

And my experience of corporate landlord customer service;

Ring!

"All calls are monitored for training and security purposes,

Press 1 to report a repair.
Press 2 to speak to a person
Press 3 to listen to Coldplay for another ten minutes."

Press 2

"We are currently experiencing high levels of calls, did you know, most queries can be answered at our website, http://www.corporate blah blah blah.. Please continue to listen to Coldplay to prove you really want to speak to someone"

Eventually

"Good afternoon, corporate landlords, how can we fob you off?"

Hello! Parasitic private landlord here, just a very quick question about two of your tenants.

"I'm very sorry, we cannot disclose that top secret information over the telephone, all requests need to be in writing, with signed consent from the tenants."

I emailed that over to you yesterday but it takes you 5 working days to respond, it is Friday afternoon now so it will be next week before I hear from you.

"Sorry Sir, that is our company policy."

Look mate, they seem like decent people, I'm not asking if they turned it into a crack den and spent the rent on hookers, they are a doctor and nurse FFS, I'm just want to confirm that they live there.

"I shouldn't really tell you, but yes they do."

A positive article, but "what are they selling?"

The answer is possibly overpriced BTLs. I looked at some of the properties they are promoting, and the returns seem good, they 3% is not too bad amortised over several years, and IF offset against CGT, if any, is "1.68%" etc and so it is in their interest to talk up the viability of BTL especially in the northern poorhouse, rather than in the southern bubble.

I looked at their reviews, all the recent ones are very bad, and they have not responded to them.........

Hi Monty,
In London the councils and press have been trumpeting Y Cube housing. Built with a 60 year life expectancy the innovative scheme lets flats at 65% of average flat prices in Mitcham. What they always fail to highlight is that the units are 24sqm. The minimum size any private developer is allowed to build to is 45sqm. And of course many older flats are larger than that. So of course they can be rented at a lower price per flat. Not so impressive when the rental price per square foot compared. The press should be picking up on this and challenging it but just repeat what they are fed.

To be fair most professional investors wouldn't touch those type of companies so many other ways to source good deals with much better discounts and yields. No disrespect to investors that have used such companies suppose it depends on how much time you have

We are all looking at this the wrong way. Naughty us.

"Pension tax relief is costing the UK £30bn" or
"BTL Mortgage relief is costing the Government £7bn" etc......

1. This is not costing the Government money. It is NOT THEIR MONEY IN THE FIRST PLACE!

2. It is the same as the Gov giving every basic rate taxpayer an 80% TAX RELIEF!

3. Or like a burglar walking past your house telling you "I didn't nick your stuff, I HAVE JUST SAVED YOU £10k, will you give me £2k"

And when you take into account the outside space of the average caring individual PRS rental with the Corporate, Sterile, Hampster Hutches, "returning net yields of 9%", to the character homes we offer the contrast is even more stark. That must add to quality of life and well being of tenants.

One property I have probably had a life expectancy of 60 years. It is 600 years old, (and 270 sq/m) Another is 550 years old. Bet Y Cube does not improve with age..........
